Once again guys I am just trying to help you to let you know what will be hitting you next and you should be educated enough how to deal with it. I have purchased a boundary plot in past mysel and learned the lesson hard way. That bad investment of 62 lacs was stuck for years and I kept watching other plots files prices shoot up to moon. I dont want you to go through same pain. Even when I was dealing plots in my office myself plots like marked in red lines where too much work to sell. Dealers just write them on their registers and forget all about them. They dont wanna work hard and sell your boundary plots because they damand 50 times more effort. Finally when some is trapped by a dishonest dealer both desperate seller and buyers end up looser. Seller even after waiting for years get too low offer and not getting enough noticable return and buyer lose too because he will now be sitting for years on that new but deed investments.

You dont have to sell any of these red lined plots today or tomorrow or in 6 months but do keep in your mind you should sell or switch your red lined plot asap or when practical for you. Sooner you sell them more relaxed you will be after selling it and get out of this nightmare. You knowingly took risk and you lost in ballot by getting a boundary plot. Some one of 5% poeple had to lose and by bad luck it was you my friend.

Villages where there all the time and you knew it. They are not added by DHA in Prism map on ballot.We all new each DHA phase had its share of villages.Bigger the phase more villages will be there. If some told you all villages will be wiped out he must be your biggest enemy.
Factories where always there too. Every one here knew on Hudaira there are going to be factories that dump waste in Nallah. Yes 5 marla plots could have been given a better area like next to DHA town but how does it benefit DHA to give you better or worst location. When we pay 108 lacs for 1 kanal in shape of four 5 marla files and 63 lacs for 1 kanal. DHA dont force you to buy onr or sell other or care what you paid and when you paid. DHA takes land free of cost develop it and hand over to you.

Yes I see many plots in many blocks are still not in ballot. But legally DHA could just say that block or those plots land had pockets and to avoid relocation latter we never put them in ballot and skipped them until their land is cleared. It all comes to trust. DHA kept full DHA6 N block out of civilian ballot for army files and It was ok with every one. People still bought DHA7 and DHA8 DHA9 files. Same thing happened in DHA 8 ballot with W block and people kept buying DHA 9 files. It happened in Prism people will still keep buying files in DHA 9 etx too. May be you or me wont buy it again but there are 10000s of people other than us that trust DHA even when DHA give priority to officers files and people still but those files. Its upto you to decide what you will do next. People buy files to get a chance to get good location most got it. You cant buy a good location plot even today for the price files most people paid. Not every one payd 63 lacs. Out of thousands files may be few hundred changed hands after 53 lacs price. Rest is all drama I bought at 63 lacs etc. I all lies just like and wrongs of DHA we dealers buyers sellers are doing and saying wrong things too.

Plots with blue line may be priced worst or bad depending on their location. These blue lines plot will not get you good price to sell in next 6 months. These may be priced too low in current market with 25000 new plots but these plots do have ability or chance to come out as big winners at possession time if you can hold them for 5 years or more and willing to take chance that there will be map rivisions in Prism. DHA 6 DHA 7 DHA 8 saw many revision and 100s boundaries plots became huge gainers witheach revision after DHA cleared land in pockets and villages with pasage of time.

If you want to make a house in Prism and already have a plot on blue lined plots you can still hold this plot. I dont see any thing wrong with these plots to make a house here. No need to sell and go through extra headache or spend more money on changing with better location. These plots are good for houses with low priced plots and like they wont be a boundary plot at time on possession in about 5 years from May 15 2015. If you have a low budget instead of going for DHA 9 extension file I strong suggest you take a chance on blue lined plots. Buy these plots cheap and if gets cleared you could but two DHA 9 extension after selling it at possession :)



I am done with map. I market only few plots blue or red on Prism B. Other plots in there are not a sell and all plots there are safe to buy now.

Red lined plots will be priced at worst rates in market . It was not your fault to get a bad plot in Prism. But keep sitting on these losers plots by holding them for 5 years will be only your own mistake. If averrage Prism plot will gain 100% in 5 years these red lined plots if Prism stay current and it is not revised your red line plots will gain only 50% bcause these plots are hated by any smart investor. Based on more than a decade experiance I request you to sell or switch location of plots with red lines with better location plots that dont have red or blue lines.


All plots that dont have red or blue lines are ok to hold to buy for new investments in Prism. If your plots in not red or blue. No need to call Lahore Real Estate. Insha Allah you will just do fine. After each ballot lootmar is always seen. You must hold firm and not get scared after looking at boundary location prices and number of plots on sale. Ask your dealer to provoide a corner faccing park large road at low prices and you will understand why I am telling you to stay firm. You are not going to give me shares from gains. Please allow 5 years hold for your plots in Prism to gain it maximimum price % wise than all other DHA Lahore proper phases. Prism is future and due to Lahore Ring road and new development standards and facilities visibale now on map Insha Allah it is going to reward you more than Ivy Green DHA 5 6 7 8. That what I believe rest only Allah know what will happen in 5 years.

CMY sahib this is malik what do you suggest for someone who has 5 Marla phase 9 bought at 25 lacs not part of balloting ? Please advise.

MM sahib be honest how many people paid 25 or above for five marla. Be honest tell me you didnt knew your plot could face in Nallah in ballot too when you bought it at 25 to 27 lacs. Yes few dozen people may have paid that amount too but they were 100% aware it could have be any where like even facing grave yard facing Nallah or facing DHA Town.

You dont know how many files of 5 marla were transferred at 25 lacs plus but I know that fact 100%. Each morning DHA posts a list of transfers of files and plots for that whole day that have cleared NDC or have objections details etc.




Its my hobby to keep close eye on these very small but highly important numbers to stay ahead of many dealers in market. I keep eye on DHA notice boards to know how much land is going to cleared next and from what area or what land investor. When I can expect him to unload his files in market etc. Other dealers keep eye on commission after transfer but I use to prefer to spend time and keep eye on these fine details on DHA notice boards or village pople that are waiting for land branch to clear their affidavits. b. I use to spend hours of my important time with these baba gees and chacha gees and their bachey jamooras :). No one can give you better info then them.

For example DHA 9 ext most land files were made and 20 to 25 lacs per acre but today even deep in DHA 9 extension area agri land is not available under 56 to 70 lacs per acre. So extension files cant be made until their prices stay higher. If prices of file fall the new deals on lands dont happen and supply gets tight.

I lost trust on you when you said that the Area Excluded in PH-9 is belongs to senator Aitizaz Ahsan of PPP and that was not the reality at all. How and why did you say that, explanation is required Sir.

Jmn today the respect I have is given to me by Allah is due to for being faithful to public. I will get more business by still being faithful to public.

Every dealers makes deals may be even more than me. But I make friends for life.

You dont know the joy i get when a PhD running a top university come to office with 3 other PhD finance professors and each ask me where they can put their hard earned money.

You dont know the joy i get when a 3 star on duty Gen calls you ask you when he should sell his commercial plot.


You dont know the joy i get when a top finance TV anchor and journalist telling people positive and negative of announced budget come to my office and tells me how many DHA9 he should buy at 16 lacs and how long to hold them.


You dont know the joy i get when dozens of largest BT delars beg for time to shake hand with MR. Bahriatown Malik Raiz himself requests you to spare time to have a meeting to set prices and fix proper time for launching his new but on ground plots projects like sector C commercials in Bahria Town Lahore.


You dont know the joy I get when a personal in Australia pays you money without even me asking any money for it just because he got advice from me for buying some property. He had his on limitation as brother wanted to complete that deal from his own sources.



You dont know the joy i get when a col sahib is transferring a plot on his table shout and ask me Lahore estate waley CMY bhai aaj rates ka SMS abhi tak nahi aya and both buyer and sellers infront of him jump from their seats and hug me and say are you real CMY.


I can keep going all night. I didnt make the kind of money like 100s of dealers that started real estate in boom time in 2004. But I am happy I got so much trust and so many friends that I have to keep hiding from them because I dont have enough time to give them.


Have seen so much money I dont matter to me. Before coming into Lahore real estate I use to make or lose 30000 US dollars in a single day as a day trader. Buy trust me I am lot more happier now than i was at that time.

I was no man faithful to public gave me all this respect and I want to return that favor in any way possible with my very limited technical knowladge or woth out proper English.

Jon Jmn please read my that post once again. I said many years back in this area PPP sen had a lot of land and had a legal battle with DHA. If I remember correct it was MOSTLY 5 ext area. DHA knocked down his boundary wall and he went to court. I said I dont know clearly current status of that B block area. It could be in Sen Aitzaz name or Formanites or some one else.

How could It benefit me to give you that wrong info. I was not sure my self if that land in Prism B block ever belonged to him or currently belong to him.

I need your advise.

Me and my husband have saved approx $90,000 US dollars to send my son to USA for higher education.

We plan to send him after two years.

As the dollar is rising day by day [not good for our country] today it is at Rs 103.40

I was thinking to cash this and invest in REAL estate.

Can you kindly please advise where we can invest which will be 100% safe and the return can much higher so when the time comes after two years this investment has increased in may folds and the cost of education will be much more for a four year university in USA.

Please advise the safest investment with the highest return.

Please advice which sector is best for 10 marla plot in sector "C" ( Bahria town lahore)for further gain. I had dispute with Bahria town and finally they are giving me back my plot in sector "C". It was originally in Gulmahar but Bahria is asking which other block i should prefer if there is nothing available in Bahria Gulmahar sector.Two days ago Bahria asked me about other options and i give them Chambeli but i like to know few other options too in case they don't have anything in Gulmahar/Chembeli.

Guys, I know CMY when he use to live in Chicago. He is a honest and unselfish man who loves to help people. Although I never met him in person but had talked to him few times. Folks in Pakistan must always remember that once someone lived considerable amount of time in western countries such as USA, it left a profound distinctive change on their character and personality. This is difficult to explain until one experience himself. I know many 100 of people who will never try to benefit themselves even if they had an opportunity simply that have a different mindset. When you live amongst cheat and chaos of it becomes normal. Please don't take this as an insult but rather a different and a real reason why CMY doesn't think of benefiting himself. Khawaja.

Its indeed a fantastic piece of work u did with blue and red markings on PRISM Map. However, with the same in view I suggest you may include green bold lines for the primearea or best location plots with direct access, park or playground vicinity, wide rds etc. That way a overall picture will come out with best plots, good plots and average or bad plots. That map may be linked on top of page. At least then people can first see that map and then ask only whats important to know for them.

Dear CMY,

You marked all surrounding plots of R 2715/2716 except these two.For the same reasons which other plots are marked blue may hold true for these two ones also. I own R-2715 , can you please share your comment on it ? Not marking them blue is a mistake or there is a reason behind it.
