wishing for ur best health. Based on ur long experience in Dha property just would like to know small thing that Dha give possession block wise. If Dha start development from R block how long it that tKe to give possession for r block. Ur reply on it will be highly appreciable. Best regards shahid UAE

Sir, is it a right time to swap DHA-8 plot with Prism one ? As a lot of Prism plots ( mostly bad location ) are coming in the market. Prices so far are not firm and stable. National budget is ahead. People are expecting a sharp decrease in Prism prices. In your opinion what is the right time to purchase plot in Prism ?

Wasim bhai Sooner you do the swap lower will be your net cost. This is the time before DHA 6 and DHA 8 start feeling the pain from Prism with 1000s of people going on same line. 25000 additional plots are going to hurt DHA8 and DHA6. If nothing else their gains will be lot slower now. There is huge difference in some peoples mind about plot or file.

Wasim bhai Govt is now giving away free money at very very low interest rate. This could ignite the market in coming months.


Look for mill owners and other people to take loans and buy plots.


Decade ago only one guy bought 52 files in DHA 7 after taking loans from bank against his textile mill.

For swap it dont make much difference. Yes a lower price will make net difrence smaller but wait is not going to help. Prism 95% kanal is not wot worst or bad location. Its either good or best locations in all kanal plots.

Only small guys got hurt and that also only in J block on other side of ring road. Ooper ring road nechey nallah samney ring road pechey villages.Neechey Hudaira. Jain to becharey kahan jaien.

All 5 marla plot holders please sell your two 5 marla in J to buy one kanal in Prism. Please do your self a favor asap. Before kanal gets out of your reach.

Plz Plz Plz think about it. No matter what J s not looking good. At least not until LRR is visible on ground.

These small investors are just crashed by DHA by having J separated from Prism. DHA should not have gone on other side of LRR. Could have done some adjustment with Punjab Govt for slight adjustment in allignment. A big surprise to me too to see J block on map.


I think K block guys will do just fine even for small plots.

Hi CMY,
I have been thinking on the above lines for a while and your advice has reinforced my confidence in investing into prime locations in Prism now for future gains.
I currently have a plot in “Q” block, that is
--Right next to “A” block
--Is on a main road (120 ft)
--Faces the theme park
--Just the right distance from a large BOT commercial site, school, college, Mosque and Marquee)
--Very close to the developed DHA Town and Askari XI

I have investments in Bahria Town; that I’m willing to shift into Prime locations in “priority” block in Prism. I’m seeking to purchase 2 premium locations upon your advice. Would you be able to engage directly with me for advice just like you did with your friend above? Once we agree a way forward, I can fly into Pakistan and will be happy to work with your team for execution.

As you said that 5 marla holders should sell their plots and buy another one at a good location. But then you also red/blue-lined the plots and out of my two 5 marla plots one is marked red/blue. Now there is a distraction. What should I do??Should I sell my those two 5 Marla plots and buy a 10 marla or if I add few more money and buy 1 Kanal plot in Prism. I will hold as long as possible if it is ok.

Can you people help me in this regard???

AlySyed red lines and blue lines mean these location are going to get lowest prices, Only red means sell it asap. Blue means if you sell now it wont get good price but plot is ok to hold for making house or may even turn out to be a winner if and when after DHA cleared more land in future.

Dear CMY sb, thanks for sharing the history of the development of different phases of DHA. What I understand is DHA prefers to develop those blocks/phases quickly where army personal plots are more. Once Army officers sold their plots, DHA lost its interest in developing those blocks quickly. You share couple of examples as well.
So, who knows if majority of these army officers sells their plots in Phase-9 in next 1-2 years then can we assume DHA will also slow down the development of Phase-9 as per its routine procedure?

Altamash sahib H block is going to ignored by most people in market but Its my favorite. It is a hidden gem.

Its has 7 parks. Village is half the size now of what you see on map. Youhanaabad will be gone before possession. H block will be main decent block closest to Lahore Ring road but not our side of Prism like J block. No nallah no factory near it.

If I am low on budget its far better buy in H than K L M. Highly suggested to hold or buy it for 5 year hold investments.

I am yet to come across a professional like you who openly divulges the trick of his trade on a public forum without any hesitation or insecurity, that too in such a specialized and complicated sector like real estate, that too in such a complicated country like Pakistan. May be you should start a real estate advisory service like the West.

I personally believe that despite its upside H block will be on low priority radar of DHA for development purposes based on the reasons cited by yourself. So I am looking at a 5-7 year horizon. Nonetheless a park facing plot here should be a good bet in the medium/ longer run. Allah SWT knows best.

I often read ur comments and find them realistic one. But ur this assessment that army officers have been allocated plots on sectors mentioned by u is probably missing v imp sector. Because my cousins are in army and got OLO plots in P (prism) Sector. Please do remember also it has big Civic Centre which will be linchpin to other nearby sectors and houses near big park may be the ideal one from living point of u. If u can further explore u never know this is in priority 1 to 3 of entire 9 phase. With due apploggy, aim is not add valuable information not to offend anyone. Thank you.
