For those who have invested in DHA Lahore’s 9 Town (also known as Shuhada Town), there is good news. According to Rana Estate Advisor Chief Executive Officer Mr Rana Muhammad Aslam, the developer will hand over possession in Shuhada Town by the end of this month – on May 30 to be precise.
Though the DHA has not yet announced it officially, Mr Aslam is fairly confident that possession will be handed over on May 30. He tells us that authentic news of possession in 9 Town has been circulating among estate agents for a while now.
Please note that 5-marla plots and files are available in Shuhada Town, only balloted plots will be given possession. Mr Aslam tells us the balloting of the remaining 5-marla residential plot files and 4- and 8-marla commercial plot files will likely be carried out within 3 months.
The sale price of 5-marla plots in the locality currently ranges between Rs 4,500,000 and Rs 6,000,000, while a 4-marla commercial plot file is valued at around Rs 21,000,000.
It is being expected that the value of 5-marla plots will spike up to Rs 7,500,000 after possession. This makes Shuhada Town a truly brilliant short-term investment opportunity with amazing potential returns on investment.
And those who have held their investments in the locality for quite some time now, I would suggest them to hold their plots just a little longer until the expected date of possession and take any selling decisions after that date. Those who have money available to invest, this is the right time to make a move and buy a 5-marla plot in the locality.
Please be advised, though, that this possession date is still not official and my experience says that even though rumours about DHA’s announcements generally hold true, it is still better to take them with a grain of salt. Mr.Rasheed please note that DHA town will get connected to phase 6 via underpass...and shuhuda town main road will be the one of the way to connect other DHA phases to Prism.. in phase 6 most of 5 marla are on boundry and still touching 80 lacks...so what do u think that 9 town will not reach to that price once possession available and construction begins... Tell me any phase where least road width is not equal to 9 town or prove that 9 town roads are narrow than the other DHA phase roads. Thanks |

@ Rasheed Prism plots are being sold at big "WILL" and at DHA Town is on-ground reality, and so called COWS are not of something permanent nature which can not be removed from the way.... anyhow...lets close the debate for couple of more days, and you will see the reality of DHA Town, let possession be announced. Just to add my input to this discussion. I visited DHA Town just 2 days ago. Please, note that you should take the route through Askari 11,which takes you directly into DHA Town. This route is almost ready as Askari 11 B is now being populated. Also, a mosque in Askari 11 B is in its final stages of construction which is just near the entry point for DHA Town. The Army Public School board and gate can be seen on the road that opens towards DHA Town. This area is expected to be quickly populated as a dozen apartment buildings with hundreds of flats each have been handed over to the owners and others are in completion stages. All these buildings are just next to the opening of DHA Town. This implies that Block C and D gain fast access through Askari 11, while the main road that will be fully opened to Bedian road should be completed over a year. However, I believe that initial settlers will prefer to enter this phase through Askari due to its clean and secure approach. This adds a lot of value to C and D block. Also, the main road is beautifully crafted with twice the size of green belt when compared to Phase 5 and double plantation of palm trees as opposed to the single line of palm trees in Phase 5. The development is good, the roads space is good and the development of all the areas included in the original map is complete. The remaining pacthes near Pathanwala park and extensions to the original map should be completed after possession. Also, the waterway between Askari and DHA Town is now being completely covered to add to the beauty of the area. This is a pet project of DHA as its success is essential for the success of DHA Prism in the short-term. Please, note this is the only area in DHA where small plot holders get prime locations and are not surrounded by ultra-ruch show-offs. A lot of builders are holding several plots as this area is expected to witness quick construction due to the small plot size. I think the average price of a 5-marla plot a few months after possession should reach 60 lac and this should be about 70 lacs about 2 years from today. The actual price will depend on the overall market and Allah's will. |
