Dear All.
I am an overseas Pakistani and i am willing to come back to pakistan this July. I want to construct some house and to Put it on rent basis.Kindly Advice me in which area of DHA i can have 5 marla plot for construction in the range of 50-55 within populated area. how much will be the construction cost for a class construction and what will be the expected rent. I will be thankful to you for your sincere advice.

Rents in DHA are not great Focus on small Houses Near Jinnah Hospital, Johar Town 5 Merla which can be converted in 2 Portions can give you Min 35 to 40 K rent You can buy such House in 75, same is True for Faisal town D Block
BOR near Jinnah 3.5 Merla old houses can be Found in 50 Lac a rent of 35 K can be yielded. This is best Value to rent Ratio.
DHA houses mainly grow in Value but not great rents. But you may try 5 merla House in W and Z Block Phase 3, and GG and JJ Block phase 4 in Price of 80 to 100 Lac, same rent as that of Johar town or a bit less is expected
For rent is always advisable to to buy old solid houses with simple structure If you buy a new House in 2 Cror after one year of renting it loses 50 lac [ 25% of value], Never Build a new house for rent.

Thanks Jameel Sb for your Guidelines. Is their any chances of Qabza in Johar town area or BOR area because this is my only Saving in Life. I want to Invest in DHA because there is no chances of Qazba mafia as i want to come back in Saudi after 2-3 years againg.

Having good Tennant is another science :)
People ruin your house or do not give rents in time. I will prefer a commercial plot for rentals if your pocket allows . With property tax rising it is not very lucrative to rent your house.

Thanks Block B. I am follower of few persons Like U , jameel Sb, CMY sb and Ahsan Sb. with Budget of Max 9 Million from where i can generate a fix Income up to 40 to 50 K?or what are the best possible commercial property which i can have in this budget?

Thank you very much for your kind post. can u tell me is there any chances of qabza in these areas which u mentioned because i have to come back in saudi and can not afford problems after i come back in saudi.

I under stand why you are preferring DHA but keep in mind
There can be issues of renting
Most common are rent not paid in time, electric bills not cleared or refused to vacate house in time. DHA does not safeguard you against these disputes.
On the other hand I never heard about Qbaza and tenant will say this house is mine and I have transferred by Fake Documents to me, never happened to my knowledge.it is Not possible in DHA or LDA area

IF LDA colonies are also safe from this kind of QABZA mafia then i will go for the LDA colonies like Johar town, Wapda Town and Allama iqbal town.Thank you very much for your kind support. Johar town is the best option for me. is there any of the case reported of Qabza in JOhar town?

Malik G, Why you want to waste your money? Dont you know what type of people we are in Pakistan? I wish you must invest in some plot and dont go for rent.....otherwise, after 5 years....the tenant would not leave your house and you would be in trouble.

Buy multiple plots and dont put all the eggs in one basket.

Yaar i am alos paying rent here for my flat. this amount i want to recover for some other source. IF i take your advise which areas i should prefer to buy a plot in Lahore where i can gain maximum in 2-3 years.Initailly i was thinking about DHA phase 9 but it is too long to hold for 7-8 years and in that time the construction cost will also become double.

LDA societies are full of qabza mafias. Go to Johar Town and listen the qabza stories there. You will be shocked. Stay in DHA, Bahria for time being. Sincere advice.

Malik Bhai, please STAY AWAY from LDA & local societies. Almost all LDA & local society including LDA office are in full swings with qabza mafias & bogus papers work. its only TENSION
I personally has very bad experience in LDA in past, and loss heavy amount due to lack of experience.
If you wish to have running income chose Commercial property only. In residence property you have to ready for many problems.

Registry with patwari farid intiqal with qabsa considered good. Stay away from pt1 registry.

Since all sale/purchase transactions are pretty much copy of DHA these days at LDA's office chances of qabza mafia are almost diminished in Johar Town now. Mr. Jameel has said it well and viable.

Malik G, I treat plot as my babe, daily touch or qubaza is mandatory.....otherwise no trust in Pakistan....and zero trust if its in LDA or private land.

Go for society transfer plots....easy plot and go for reputable societies.
