Increased and solid buying is seen in Prism DHA phase 9 especially in good location one kanal plots.

Likely development charges for Prism will be
5 Marla = 7.5 to 9 Lacs
10 Marla = 13 t0 14 Lacs
1 Kanal = 19 t0 21 Lacs

Very unjustified amounts for small plots owners. If Prism can sustain this shocking amount and people can hold their plots there will be good gains ahead because all bad locations in the market already. Rest of people have holding power. Less than 1000 plots one bad location out of 25000 plots. Most already in market for sale. No more negative stuff lest to surprise any one.

DHA is justifying higher amounts for speedy fast track development in 3 years. DHA says they dont increase development charges latter on. Also saying 2 smaller plots take same front and 1 kanal and need more roads electric sewage system etc

CMY sb. today budget is in favor of construction activities and housing societies then why these so high development charges. it seems unfair and also unjustifiable.

Well very justified to increase development charges of 5 marla had they given them the same good location as 1 kanal plots

CMY please convey the message to your source that if DHA would have done correct town planning for smaller plots then they may ask high charges so both parties could have win win situation.

Under new scenario who will buy small plots with high DC. Further when Gen Raheel Shareef will retire if he is going to retire within next 2 years then i doubt on DHA.

25000 ploys x15 lacs= 375,000 lacs to be collected as development charges alone. Largest ever amount.

Count how many billions it is in Rs and $s. My math is always wrong :)


Only DHA to collect this huge foreign amount in form of exchange in next 3 years alone as most owners are expatriates.

If DHA admin still cant do a fast track Prism phase 9 development. I dont know when it can be done and who can do it.

15 lac is average amount for each plot for 25000 plots in total. You have commercial plots that have min 30 lacs as development charges for 8 marla plots also you have 21 lacs amount for 1000s of kanal plots. Average must be above 15 lacs for each plot not less than that.

DHA is never going to spend that kind of cash development only. If it does development can be done in 1 year.

CMY sb mentioned development charges likely to be not yet decided but in my opinion DHA has been doing development work since long, charges might wl b high but not as such high. Rest Allah knows better and we wl know when it will be officially announced.

If any private developer imposes such high development charges then people start abusing him with bad names like XXXX, XXXXX, XXXX and XXXX etc. Now what should we call DHA management? I think no one can ask to DHA about any thing in this country. We can say might is right policy is running across this country. OH MY LORD HELP Us

Construction cost decreasing , good for those who want to build a home , selling home on profit now face more tax .


In that much friendly situation and high devep charges i think dealer wont mind to increase plot prices a little above themselves on their own although not bubble thing but sometimes in correction phase one need to increase , and keep price difference acc to difference in dev charges ,so put 5 marla above 30 without dc from now on

Development charges should be based on front size instead of plot size. I do not mind higher development charges as long as they deliver quality and within promised time line .
