Investment Advice Needed in 140 million budget,

Dear sir CMY, Jameel sb and respectable experts, I have to decide between two possible investments in 140 million budget. Should I go for one best location plot in Block W or Block R of Phase 7 or should I go for two good location plots in Phase 9 for 60 lacs each and keep 20 lacs for contribution in development charges. Which option will can result in more return in 2 to 3 years??

I have been told by some people that if I go for Phase 7 best location plot, I can shift my investment later in phase 9 in two good kanal plots after 2 to 3 years easily.

I need your sincere advice in this regard.

It is difficult question to answer, today we are seeing that Phase 7 is Moving bit up, I would rather go for Phase 7 2 Plots in 160, Keeping in mind that Phase 9, is 60+20 For average location.
Even today I was trying to convince myself to try a plot in DHA phase 7 in about 80.
I discovered a plot as low as 70 But near Nallah, In Y Block the image is showing that area is 100% developed though still don't have possession. I will definitely will not go for that but if that is there in 70 then many other good location scan be tried in 80.

Coming to second part of question yes If you get a plot say n U and Y in 80 each, in 3 years time you can easily buy better locations in phase 9 saving some money.

But Jameel sb how about getting a best location plot in 130 to 140 ? Will it not give more return than two 80 lacs plots in U & Y blocks of Phase 7?

M.A.K bhai I strongly recommend if ZERO chance to make a house on plots plz do buy two ro one kanal best locations in Prism Lahore like corner facing parks or large roads. Dont worry about development charges at all and let buyers in future pay them for you from sale amount before transfer and you just pay fine part. Your future gains will easily cover fine even twice that amount.

If plan can possibly change and you wanna build a house within 5 years plz do buy DHA 7 good plot at 100 lacs and also buy one corner 5 marla in R Prism Lahore.

No need to pay EXTRA premium in DHA for on ground or possession if not needed for house. Small investment always win against larger one.

I have deeply studied Prism map in last few days. Awesome new points learned. I will name just couple here. Many 60 feet roads missed marking on map on official map. More than dozen access points planned. State life 2 must be taken over by DHA do study F of Prism Lahore carefully to know why. DHA R to be linked to DHA 6 via 120 feet road. Z block DHA 7 all ready connected. Under pass to DHA 5 will not be where most people think it will be.


Prism Lahore is far better located in middle of developed areas with more than dozen access points in addition to at least 4 entry points on Lahore ring road. R block value will gain big with DHA town possession ext map and ballot. R is getting connected directly to DHA road comming from Gold course via 120 feet road.

For meaningful gains in prism you have to wait for 5 years and at best your investment can be doubled.for phase phase 7 you can gain 30 to 40 lac in anout half of this time. For ivy green you can also gain as much as of prism in 3 years. Can you make a decision now. Decide

How about 4M commercial phase 7 file which is only 1.5M more than a top ranked plot in phase 7?
