Bahria Golf view residentia,

looking at Price trends it look that Golf view residentia and Lost almost 40% of Its Peak price, initial booking was 31 Lac for 10 merla and asking price is almost reaching that price.
Now I had a closer look of this Project and Looks that more of the issue is that there are many pockets in the land, LRR does Not seem to be actual issue but Bahria is unable to acquire land, Already map of Golf residentia was sketchy.
As per insiders Bahria has recently allowed merger of the files to adjust the affected investor to other areas.

Bahria Golf issued the plot no of ten marla and later i came to know its not confirm and the price is going downward because of lack of land .
what is the pirce right now of ten marla file?

merger is just for commercial files only, please correct me if i am wrong.

there is no letter/information available where Bahria offers merger of residential plots/files in Golf View.

Yes merger is only for commercial files. I just check from Bahria Orchard office.There is very dark future of residence files as they are still unable to acquire land and also the issue of LRR

The prices of 10 marla and 1 kanal files are very low at this time.
If the commercial files of Gof view are merged with other sectors then what will be future of Golf view residencia.

Very dark situation now.
I'm much worried.

The merger is indeed for commercial files but the interesting news is that they are being merged with golf view commercial files and not other sectors.

Now what does this tell us? This tells us that the the project Golf view Residencia at this moment in time is still alive and kicking. If this project were to be shelved then Bahria would have offered alternative commercial plots in other sectors.

As far as the residential files are concerned no merging facility has been offered. This in my view implies that Bahria management feels confident in delivering as per initial plans. The fact that Bahria is not demanding the due installments indicates that this project will not be delivered in time. Lets not forget that Bahria has rescheduled installment plan once already for golf view residencia and in my view another similar move could be in the making.

It means commercial files against un-acquired lands are merging in acquired lands; and after whole exercise; the land against residential plots will be less more.
