Lahore Ring Road Southern Loop Effects on Bahria Town,

(89871)
Thursday, June 11, 2015 10:32 AM

AOA,

As everyone knows a large area of Bahria Town Lahore is marked by LRR. So effected members(including me) are uncertain what will happen. I want to submit an application to Bahria Town lahore Management to ask how will they compensate the effected members?

It will have more impact if more effected members want to get into application.

Please reply this thread if you are the effected member.

Regards,
Naveed

Map location is not finalised or at-least map is not provided yet by PU. And Bahria management is also not guiding people about this regard. Mr Naveed do u have any suggestion how to contact bahria in this regard.

Bahria resident replied on Thursday, June 11, 2015 10:46 AM

Naveed, I'm not affectee of LRR but I'm concerned since it appears it will pass very close to my home. Please keep posting updates if you get any to from Bahria Town Management.

E.A replied on Thursday, June 11, 2015 10:46 AM

Mr.Naveed,

let us put hands together and contact with Bahria to get our rights in a right way.

Thanks

Naveed replied on Thursday, June 11, 2015 10:47 AM

@aq, I'll forward a written application to all high level officers including Chairman. I believe written application will be more useful than verbal discussion with Bahria Town officers.

Any other better channel/suggestion to proceed will be much appreciated.

Naveed replied on Thursday, June 11, 2015 10:53 AM

@everyone Thanks a lot for the reply.

My plan is - I'll draft an application and share with everyone interested, all you need to fill your details(plot/house number, member id, copy of allotment letter).

Anyone can submit application at his/her own or lets collect as many applications and submit at once.

Any other better channel/suggestion to proceed will be much appreciated.

Mr Naveed,

great initiative. I am ready to join.

Naveed replied on Thursday, June 11, 2015 11:02 AM

@Moin, I am not sure we should mention our plot/house number so publicly, any idea how can we collect all effected members ?

I've compiled application on Goolge Doc, please inbox me at , I can share the draft and open for suggestions to complete application.

Dears

Which blocks are affected?

Amir replied on Thursday, June 11, 2015 11:26 AM

Please advice if Nargis Block is affected. I have a residential plot there.

Naveed replied on Thursday, June 11, 2015 11:27 AM

I am not exactly sure but what I know, they marked(red colored paint) on a large area starting near Grand Mosque to the left end through Tulip Ext.

There comes a large number of Houses, Commercial Plazas & Plots under this marking. A few members who were about to start construction has stopped due to uncertainty.

Some people are visiting the office(individually) but no serious response from Bahria Town Management, so I thought to start a formal application.

Please share this thread in your circle, lets all effected members get together to make an impact that we are really concerend and want to know how will Bahria Town compensate at time.

Dear Naveed,
You have selected proper forum and way to proceed the matter. I am sure that you will be helping many others like you who are not in Lahore / Pakistan.
I wish and pray that all the affected members of Lahore Ring Road in Bahria Town get better and timely solution.
Good Luck!

Amer replied on Thursday, June 11, 2015 11:38 AM

The shared LRR map is closely passing by my plot in Iqbal block. I would like to join you guys in requesting BT Management to replace similar location plot anywhere in safe blocks. But I am an overseas, and have no idea how can I join your initiative.

Naveed replied on Thursday, June 11, 2015 11:42 AM

Amer,

May be someone(family, circle) on your behalf can contribute, and hold your singed application and stand with us.

Siddique replied on Thursday, June 11, 2015 11:57 AM

Can someones please forward me LRR map on

Naveed replied on Thursday, June 11, 2015 12:00 PM

Ahsan, I am not panic, by visiting Bahria office each officer will tell you new story/argument on this issue, no policy statement.

I do believe that Bahria will do something, that's what I want to know through a formal application.

Any other better channel/suggestion to proceed will be much appreciated.

Essa replied on Thursday, June 11, 2015 12:04 PM

@naveed,

I am ready to join you. I am also affected by LRR . If LRR will pass through this rout then it ll very badly effect the bahria town. because it will divide the BT in 2 portion and BT has to build under passes and overhead on LRR . It ll also affect the the Grand Masjid and affect its beauty and security. So I think Malik Raiz ll never allow this and they ll go to court against this.

But We have to do something and not sit silent . So in my opinion we have draft an application and posted it here so everyone can comment on it.

Naveed replied on Thursday, June 11, 2015 12:08 PM

@Essa,

thanks for your comments, I am thinking the same. I'll share drafted application in this thread soon.

Naveed replied on Thursday, June 11, 2015 12:13 PM

@Ahsan Thanks. Lets circulate this thread to as many effected members and get it done.

khan replied on Thursday, June 11, 2015 12:21 PM

Go to court and get a stay order against LRR

Sohail-KSA replied on Thursday, June 11, 2015 02:40 PM

May i know the affected area in Iqbal Block ?

imran replied on Thursday, June 11, 2015 07:38 PM

Dear,
I live in Canada but have 1 plot in golf view, will that effect as well. It is in early numbers near nargis block. Please let me know whether its effected as well or not.

ZAKS replied on Thursday, June 11, 2015 11:56 PM

PLEASE NOTE MARKET RATE WILL NOT BE GIVEN TO SECTOR [D,E]BECAUSE BOTH OF THESE SECTORS ARE ILLEGAL,IT MAY INCLUDE GOLF VIEW ALSO.[[[FROM THE ARCHIVE]]]The TMA further argued that Bahria Town obtained approval of sector A, B and C of the Bahria Town Housing Scheme only and did not approve sector D, E and F. The constructions in those sectors were illegal, unauthorised in clear violations of the law. These constructions were made in violation of rules 13 & 34 of Punjab Private Housing Schemes and Sub Division Rules, 2010.

The Bahria Town rebutted the TMA, Iqbal Town arguments saying they had provided the proof of ownership of land measuring 1400 kanals. The sale deed of remaining land had not been executed due to ban imposed by the government as it had been seized vide notification dated June 6, 2012. The Bahria Town said the bank statement would be provided by them. The TMA has to accord preliminary planning permission only and the rules 13 and 34 were not applicable in this case.

The competent authority after hearing the arguments and examining the entire record rejected the plea of Bahria Town and declared its development work against the rules. In his decision, the secretary Local Government & Community Development Department wrote, “after hearing the parties and perusal of the record carefully, it is observed that appellant started the development works in these sectors without approval of the TMA in violation provisions of Punjab Private Housing Schemes and Sub Division Rules, 2010. Appellant also failed to provide the documents of ownership of the proposed site and bank statement. Appeal is therefore rejected being not maintainable.” FAR AS THE LOCAL GOVERNMENT IS CONCERNED YOU OWN AGRICULTURE FARMLAND WORTH PEANUTS.

Count me in as well. Though my plot doesn't come in the way of LRR but falls very near by to the markings done by P&D. Please draft an application where it could accommodate such a scenario as well.

zara replied on Friday, June 12, 2015 05:59 AM

@Naveed kindly share the draft.

Naveed replied on Friday, June 12, 2015 06:07 AM

I am in process of finalizing, will send shortly.

Naveed replied on Friday, June 12, 2015 07:04 AM

@all, following is the application I intend to submit, please fill your credentials and send back to me. Either I'll print and submit myself, or anyone can submit it personally or we can gather to submit personally.

To,

Malik Riaz Hussain
Chairman Bahria Town

Dear Sir,

I am writing this application to Mr. Malik Riaz Hussain whom I know as a person who cares and feels for people, will never let the hopes of the people down associated to Bahria Town and look towards him in the hour of need.
Sir, I own ____________________, Block____________________ in sector________ in Bahria Town Lahore.
I want to put your attention to a serious situation which is really very painful for Bahria Town Lahore Members being affected. Few days back NLC/LRR personnel marked (red colored paint) over a large area near Grand Mosque through Iqbal Block, Rafi Block and Tulip Ext. According to them all marked area will be used to connect Lahore Ring Road (Raiwind road to Multan road) project.

There comes a large number of Houses, Commercial Plazas & Plots under this marking. A few members who were about to start construction has stopped due to uncertainty.

When I inquired Bahria Town officers about this issue, most of them were not familiar with this marking and gave following different remarks to add to my confusion:
There isn’t any written intimation from LRR Authorities. Please go ahead with the construction. LRR will not pass through Bahria. It is just a rumor.
Bahria Town will give new plot in replacement of each acquired plot and house at an equivalent location.
Bahria Town will give only plot in replacement of each acquired plot, and constructed houses will be paid by LRR authority separately.
Bahria Town will pay in cash to each affected member to market price of specific property.

Sir, for most of the members who are not investor have spent their lifetime savings with a dream to construct to spend their life in this graceful locality. After construction of Lahore Ring Road, the security and peace will become question marks on Bahria Town promises in addition to secure investment. Therefore, I request you to please direct the concerned officials to let affectees know about the actual status and route of ring road through Bahria Town.

Secondly, in worst scenario if it passes from the planned route(marked by the personnel) then how the affected members will be compensated.

We are in very high uncertain situation, kindly consider the matter and help us to deal with it. Your personal consideration is much appreciated, looking forward to hear from your kindself on it.

Ring road would be the best thing to happen for bahria town.

Overseas replied on Saturday, June 13, 2015 11:50 AM

Naveed; you are going on right direction.
I will request to all karachi people not to invest more in Bahira Town as they are thieves. They have collected lum sum amount from Lahore and investing in Karachi now. They have forgotten to make development in Lahore like Golf View Residencia and some more.
I've purchased land in Golf View with 15.5 lac own and hope Bahria will develop GVR in near future. But their whole focus is in karachi now.Giving Mercedeze & Toyota cars to karachi people. so thay they may attract more in Karachi.
I will request to all pakistani people not to buy files in future because they are very clever. They are playing with our money and we are disturbing each and every day.

M. Salman replied on Friday, June 19, 2015 10:30 PM

My plot is near jamia mosque. I want to be with you. Mr. Naveed, Can you give your mobile no. Or email to contact you.

M Aamir replied on Wednesday, July 1, 2015 06:40 PM

Hi to all,
Just today i visited BTL and came to know about this disturbing news. I have a plot in Sector E, Rafi Block which will be totally swept away in constructing the LRR.
On top of it I am much devastated as i do not live in Pakistan and like everyone I invested my life savings only because we trusted the strong policies of BTL thru Mr. Riaz. But unfortunately the situation is very sad and confusing. I will be visiting the BTL management tomorrow but by reading the thread above it seems that it would be not much of any help.
So I would really appreciate if someone could guide me in order to handle this situation effectively. Thank you.

Please mentioned postal/email address where we send application.

Usman replied on Friday, July 10, 2015 10:09 PM

I've an investment in 10 Marla file of Golf View. Someone please advise whether to dispose off the file or should I maintain that until further notice from Punjab government or Bahria Town Management. Looking forward for your valuable advice as soon as possible.
