A very renowned person of property claims that Bahria Town has no future for next 3 years to grow. And for quick gain, its better to avoid Bahria, no doubt its a nice place to live.

What does the experts say on this. Thanks

He is true because Bahria Town management has shown blunders by doing some frauds with people like Sector F, Bahria Civic, Green Valley, many dealers have closed their offices in BT and they have left it.Now people have started understanding the game of Malik Riaz and his gang dealers that how the play with the money of people.I am amazed by the Robin Hood type character of Malik Riaz acquired by him

Mr Arshad for ur kind information all dealers were the part of Malik Riaz game. They eared lots of money and ran away. Those dealers trapped general people. Now common people have been stuck there.

Bahria Town shifted all the funds from Lahore & Pindi projects to make BTK successful at any cost, even then Karachi people did not come in the trap of MR unlike Punjab people. MR has been doing every effort including building underpasses, giving cars, immense advertisements, even then BTK plots prices are not rising.
Lahore & Pindi projects are completely ignored by MR & it will continue till next 3-4 years. MR has involved in other issues more than his real estate business. He transformed the real estate business into casino by trading forms with the help of greedy investors & dealers

Please visit Bahria town someday and inquire about availability of a plot.

I have been to Bahria and offers the best value for money and the best possible quality of development as cpmpared to any other housing soceirty including DHA

It is difficult to find a confirmed plot to buy in Bahria town Lahore at the moment and prices are rising rapidly.

This is the ground reality.

BTK is doing very well, response from karachi is stunning. Project is in progress very fast. Majority of the people wants to live in BTK, here people only care that they get their plot/ homes on time. They don't care how the price is trading?

I know people who bought Civic on very high rates and now crying. This does not happen in real societies but only there in Bahria Town.

Dear Mr Observer ,do u know that hundreds of newly constructed houses are for sale in BT and have no customer. I visited BT Lahore a few days ago and found that 5 marla newly constructed houses are available in 65,66 lac range and people are dying to sale these houses even lower from their own cost.

Arshad, can u Gv details of 5 Marla houses fr 65 lacs?? New homes are min 75 to 85 lacs. Sector F has few issues in certain blocks like sh Saadi etc. on ground plots like tipu are avl. Bahria is not fr investment it's for end users . I was there couple of days ago and being oversee for 38 yrs was surprised with infrastructure and quality life! Majority were overseas crowd may b because of security issue or Ppl from Karachi shifted due to bhata/ parchi mafia. For investment no doubt DHA is best but for living Bahria is. It's my personal opinion. For the Ppl who r concerned abt LRR, I'm sure bahria mgmt n MR are capable enuf to avoid any bad taste to their end users and turn it to bahria's favor.

I bought a Nasheemn 6 marla cottage on 45 lac installments and i want to get rid of this property. So, please comment on it. Is it good to hold or sell. I am bit confused.

Bahria town has very uncertain future now, particularly after getting the news that army is going to do a big operation against the Dons there, and MR is one of the biggest Don. so be watchful in buying / investing in BT in near future.

the houses which are avaialble in bahria and are on sale for many months are of very low quality and mostly built by dealers builders themselves but people are now intelligent enough to judge the quality of house and material used for its construction.one rainy season can easily bring out all the bad material and quality of house exposed to everyone.
houses with good quality are rare to find and if available they are not available at lower cost.
even the possession plots in developed blocks are rare to find.
i am an overseas investor and My brother is in conctruction for last eight years build and sale in bahria. his houses are sold even these are not finished completely.even now he is building house and people looking at qaulity of work giving their offers. he informed about all that houses of low quality held for long time to increase price now are dieing to sale them at any price.

now old days are gone and only huses with good quality work and good material are sold in bahria.

This is why it is important to judge each project on its merit. No generalized statements are applicable on all projects of either Bahria or DHA. For instance, people who invested in Bahria RWP Phase 1 to 6 have seen their investments grown from 4 lacs per kanal to 1.4 crore per kanal in 17 years. Similarly, people made a lot of money in Phase 8 as well. It is true possession is still not available in many blocks but prics have been rising steadily here as well. For 5 marla, non-possession plot, the price now is minimum 17 lacs. It used to be 7 lacs less than 3 yrs ago, in phase 8 RWP.
By the way, Phase 9 was cancelled and all members were given a chance to get phase 8 files instead. All members who had paid installments were honored.
Price for non possession plots in Bahria increases the same way it increases for CDA non-possession sectors. 12 yrs ago, 40x80 plot in E-12 was 10 lacs, now its 1.2 crore. If possession is announced, it will be 2 crores perhaps. So possession definitely makes a difference especially for those who want to build, but non-possession plots can always be sold as buyers are available in most bahria projects.
Development in bahria phased 8 RWP has not stopped ever. It is continuing, albeit at a slow pace. As and when possession is announced for a sector, its price increases. Possession is expected for E sector in near future.

I Agree wih M Ahmed, Regarding Bahria Lahore, another vision can be buy mature properties in that area when investots mood is Low , If things improve you will gain Much more.

The issue that you have raised with Bahria Civic was in my personal view a brilliant commercial project however it was abandoned due to impatience of investors. I still believe, based on the quality of work on the ground, that Bahria will become the commercial hub of the high end society of Lahore in the foreseeable future.

Bahria greens is a project in the making. It is true that prices of files are low right now but then if compared with DHA projects which take 10 to 15 years or more to mature this project of Bahria greens and sector F are still infants as they have been launched less than 3 years ago.

One more thing in this respect must be said that Bahria projects which are behind schedule no installments are demanded from investors.

People who want to become millionaires over night end up losing money overnight and this is the story of those who buy 100 forms of new projects but don't have enough money to even pay a single installment when due. These are the people who have lost money after investing money with Bahria.

As an investor I have found Bahria to be a company which delivers more than it promises.

Dear friends, some people are trying to mislead the innocent buyers and sellers for their personal gain.Otherwise,Bahria Town is a great deliverer.If there are some problems, they will solve with passage of time.No doubt,there is very difficult to find a good location plot in bahria orchard,there is 5-6 lac jump within last one month.Bahria town is matchless society,even its enemies also knows better.

How can u say that Mr.Observer that they r not demanding installments for the projests which are behind schedule ? I received warning letters for mybF files and then I paid them,if u want to see I can upload it here if possible , secondly Green valley project was highly illegal since its 1 st day launch as per Govt. Of Punjab notification 18 the September 2013 that no project can b launched prior approval of LDA while BG was launched after it and there is absolutely no approval from TMA even .I am going to post a new thread here that how Bahria do fraud with innocent people and will keep on doing it regularly
