Dear Experts,
Pleas share your views on plots facing to club & community center on 150ft wide road (means plot on 150ft road & club & community center is on other side of road)
Is it negative, positive or having no impact?
Other norms which I under stand are as;
Facing Park = Positive
Facing Play ground = Positive
Facing Mosque = Negative
Facing OHT = Negative
Facing School or Hospital = Negative

My 5 year brief experience in Lahore property trading says: Facing Park = 5-15% more expensive depending on how large the park is. Corner plot = Around 10% more expensive. I have one 1 kanal corner plot in Phase 9 L block which is around 10% more expensive than the plot next to it. Facing graveyard = The most difficult to sell plots. Value tends to be at least 15% cheaper. When my Phase 7 10 marla was balloted in 2013, the average price of plots in the same block was 40 while I sold mine at 33. Facing school = I dont necessarily agree that facing school is always a bad thing. Who wouldnt want to have their kids studying next to the house? Saves petrol and time dropping off kids or picking them up from school. Facing hospital/mosque = Hospitals and Mosques are good places but the fact is plots facing these buildings are a bit difficult to sell primarily due to parking issues, traffic, privacy and sometimes even noise. |
