Dear Members

I intend to buy some shops to generate monthly rental income. I assume shops need less investment than a 10 marla or kanal home. But I have a dilemma here.


Should we buy shops in gated communities or on main LDA roads?

As someone pointed out earlier that gated societies are not good for commercials as only a limited number of customer go for those shops. But at the same time, these are free from Qabzas and no body can grab them.

Shops on LDA roads attract more customers but there are a lot of problems like qabza and fake documentation and one can easily be deprived of his investment.

I need suggestions of brothers on this topic. Which societies or roads we should choose? What will be the average price shop? What are pros and cons of this approach?

if you buy a shop on ground floor of plazas then its safe e.g you can find many newly built plazas in johar town.

Budget is around 30 lakh

Tenants of shops neither vacate shops nor increase rent easily due to depression in business since a decade and monoply in the markets. Property tax is three times more than residential.

Whereas residential unit is easy to vacate, less property tax, annual increase in rents, however, there may be some maintenance of building which may be overcome by strict monitoring.

to start your own business shops may b preferred. i know many businessman who purchased shops and locked for 5 to 10 years to start their own business but did not rent out that.
