Hi - I have got 25 million to invest for a 4-5 years horizon. What would you suggest:

1) phase 9 commercial civic zone 1 or oval complex
2) phase 8 commercial Broadway
3) phase 7 commercial 4 Marla + 1 kanal phase 9 plot

Any suggestions would be helpful.

option-1 is best,future hub of DHA is Phase 9
Land of Broadway is very low level, need tooo much filling, and development is not easy, it will take time approx 10 years

At 25 million; you can get 4 Marla in phase 9 and I agree with Kamran ..

Please quote a good location plot in Phase 8 Comm broadway at 25 million ? Are you willing to invest facing boundary commercial or third or fourth row commercial on broadway ?

Yes, Broadway commercial is good but one has to spend a decent amount of 650 lacs plus to get a reasonable location.

At 25 million, balloted plot is only available in Phase 9 and at good location.

For commercial and to say getting a gain, we need to have a superior location.

LRE and gurus, what's the current rate of 4 Marla outer circle plot?

I believe in 250 Lacs DHA 5 M block commercial is the best buy... It will be appreciate much early then phase 8 and phase 9. Due to excellent location and connections to old and new DHA.. Some should also do some homework in this phase

@ Adnan, phase 9 prices coming down??? Well i am unable to find a good location plot in P,C,Q,A sectors less than 80 to 85 lac. Big roads,coners,facing parks are hard to lock at even 90 lac. Can you name a plot number in these prism sectors??
