It is clear that we have advocates of both phases where each one of them have their investments, and rightly so. Both phases are very good. Internist touted that phase 7 is stone throw away from Indian border, well brother, this is not 1965 where they will cross the BRB with tanks or start shooting into phase 7, in 2015, everything in pakistan is a push of a missile button away, so no worries there. Phase 7 is ready, lower cutting will have possession in a few months, people have already started building, 5 years from today, phase 7 will be like phase 6 of today, prices of land may be at least 60% higher if not more, depending on inflation. Phase 9 may have great location, but its not a three year investment. Anyone dreaming of moving into phase 9 in 3 years is fancying himself. Phase 7 development has taken more than 4 years, still no possession. Phase 8 is more than 2 years, still may take another 2 years at least before possession. Question is why would DHA venture into phase 9 development today on a fast track when phase 6 is still more than half empty, phase 7 not handed over yet despite development works almost finished, phase 8 at least 2 years away from handover, at least 5 years away from being half occupied. Furthermore, history tells us that DHA like all other developers will take the development charges first before embarking on any development activity. We dont even know what these charges are, precedence tells us that the charges will be payable in 3 to 5 years, minimum years in any case, so development WILL NOT START until at least 2018. This should be just about right because DHA would have handed over phase 8 by then or may be a year or so earlier. So brothers and sisters, whoever suggests to buy phase 9 for 3 years is not being accurate, 1 to 3 years, no one can beat phase 7, you want to build a house, phase 7 or 8 if you can afford it. Phase 9 is only if you can hold your investment for at least 5 years. By the way I have investment in both phases, so I am just being honest. |
