Dear All,
I want your advice please:
I put my DHA Prism -9, 1-K plot (p-block ) for sale with my long time known dealer. One day he come to me to tell that with all efforts he only able to sell my plot for 6.7 million, but that time the prices told by LRE on web was 7.2 million. I blindly trusted on my dealer, I agreed on 6.7 million. Actually he made a deal with another dealer and sign an agreement with me at 6.7 million (total) with 1.0 million advance. But within the agreement time they did not come for transfer and remaining payment.
In-fact by expiring the agreement their advance amount was fortified and they lost all claims written in agreement but I don’t want to let anybody suffer in loss as I knew that my plot can be sold on higher price.
I called both and told that give me my signed agreement papers back and I’ll will pay you amount given in advanced by check. They told me a story that purchaser party is sick and in hospital so give them some days more on human bases so they come in next week and get the plot transfer.
I agreed that in one week only signed purchaser (not any other party) come to DHA office and pay me remaining amount and get the plot transfer.
In that week they brought a party in DAH office and transferred the plot, at the end I come to know that they sold my plot to another party for 7.15 million and give me 6.7 million in all. I protested on that they cheated me because I gave time to them to bring only party that I had agreement. As the agreement was expired so they also lost the claim to transfer to any other party.
Now I asked them for remain 450000 Rs. They are refusing.

boss what do you expect in Pakistan,
it is extremely difficult to find an honest person over here.
You might know the news of our cricketer Hafeez losing 20 million in fraud deal, had it not been the directive from chief minister, his money would never been recovered. This is a lesson learned for you.

So, you voluntarily agreed to sell something for a price and was paid that amount. Doesn't sound like a tragic story.

Is it relevant that the buyer made profit from the deal? (That's why he made the deal in the first place)

It's a normal practice in property market, so keep yourself well versed with these practices.

Quite frankly you can't ask for Rs. 450 lacs - you received what you asked for. S0 why to complaint? Let's put this in another perspective, what if you agree to buy a plot at Rs 6.00 Million today and within one month its value jump to Rs 6.5 Million, will you pay remaining 5lacs to seller? Hope you got the answer.

It's ok. Accept this. You were agreed on 6.7M and you got it. Be flexible in business. Let others to earn also. That 4.5 Lac will be spent on someone kids, education etc. Be connected with your business partners and same will give you benefit in future.

its fair in this business. yu locked a deal in 6.7 million by yur own will and got 6.7 million in the end. yu can restrict a purchaser to transfer on his own name. its a market norm to take up a property on biyana, take some time and find a buyer on higher price... yu cannot do anything legally. although morally yu might have been cheated but thats the way it is...you should have thought about that while agreeing on that price

I am not a dealer but agree with UA. thats the dynamics of property investment in pakistan. witout dealers doign this, there will be no investment and no movement. but telling lies on part of dealer is not acceptble.

Almost all property dealers are doing the same. It should not be surprising or heart breaking. I am surprised that you came to knew at late stage. To be honest in Pakistan you cant put any control on such transaction being made through any property dealer. They thought it is their formal right and also the fact is that they cant survive @ 1% commission managing their offices in DHA it self.

This is Not a cheating but a unfair deal, It is very Common, You should have made clear that I will do token with party directly then it would not happen

Sir with all due respect you CANNOT ask for any more money. If you think your plot was worth lot more you could have sell it on your own or should not have sell it to him on first place. What he sell it to other after buying from you it is his business..What if market would have crashed he would end up loosing. So with all due respect what you are saying is totally wrong bec he has not done anything ethically wrong. Thanks

Sir this is VERY normal in pak, i have suffered same, actually it was not suffering, whatever price i demanded i got that, remaining goes in agents pocket. But i think this is wrong in a sense that cheez meri hai aur paisay bhi mujhy milnay chahiay.but in the end we all are Pakistani and true muslims.

Brother; Real Estate agent should be a fiduciary, meaning he should protect your interest over his. This guy was not, primarily because of ethics and lack of legal protection offered by our laws. This kind of stuff does not happen in the west. If it does, it is litigated.

Feeling cheated aside, tell yourself that you accepted an offer and allowed the purchaser more time to come up with the money. All the other issues aside, you did accept the offer.

Brother it is common practice. I believe that you got your deal fair and square otherwise there are much worse practices. You didn't void the contract on delay and you gave extension. All dealers make money like this and we have to accept this. We cannot sell our plots without dealers and this has become a norm of this business. Be relax.

this is normal practice in Pakistan, happens to ms whenever i sell mine. I know its happening to me but you can't do much if want to sell.

You should at least file a complaint with DHA Lahore and tell them that this broker deceived you.

Also please share that broker's name / office so that the rest of us know as well.

Lost moral values so much that it seems to be legimate to all of us.I am sure that dealer will have long beared and offer five time prayers daily.When we are Muslim by chance and not by choice such icidents will happen.
