Aoa,

I m buying a house which has an open drain at the back. There is a plot a road and than a nursery between that house and drain. What do u suggest should i buy it? The smell occurs some times not always. How far a house is considered safe and anybody living near such environment are any health hazards?

Thanks

It depends How big is that Drain, If it is Big then it will Bother You.
Otherwise If you intend to Live there and Have No Plans of selling in Short term then it is Ok, For selling/ investment it is not good.

It is Not good decision unless you are getting it at substantial discount, I recall A Kanal plot was offered to me in H block Facing Nallah in 2009 in 34 Lac{ Of Course Road Nursery and green belt of Nallah about 150 feet was in between] when a 10 merla plot in J2 nd K2 was 35,36 Lac

How many lines away is considered normal
Lines or rows of houses.

As per international standards, 300m distance is considered safe even for a bore hole for water.

Adjacent to drains are worst plots. You will realise that when you will ever try to sell it

I have experience at F1 wapda town and trust me, in rain or windy season you cannot stand outside. One other major factor is your all electronics specially AC outlets facing drain side will get their pipes damaged (worse then ZANG) due to chemicals arising from Nallah. When you will try to sell, you will only get price of land or few extra bucks.
