1, Is the rate of construction same for ground and 1st floor
2, what are the rates of architects and others before starting construction
3, what is the procedure in DHA and Bahria before i can start construction and how much it costs
4 Are you in favour of making a basement in 5 marla residential, what are the advantages and dis advantages
5, I am living abroad, if i make a contract for grey structure construction with someone, is there any way i can check the materiel and quality of work, do i need to hire someone for this ? if yes to whom ?
6, do i need to pay full amount in advance or in stages

Salaam dear Irfan uae, Please see into my reply point by point. 1. No, the rate of construction on ground floor is significantly high if you make a contract for only one floor. In case of complete house construction, the contract is made on the basis of covered area which is same for all house. 2. It depends upon your plot size, selection of architect and housing project. 3. I am not aware of DHA procedure. For Bahria Town you need to apply for construction of your house in Bahria Design Wing by providing copy of ID card, possession and allotment letter. They will issue you a challan form payable in NIB bank. You will get a map designed and approved and then can start construction of your house. The process takes around one month if you have done your home work properly. 4. For a 5 Marla plot it is generally not feasible. The cost increases a lot which an owner of 5 Marla plot can not afford. 5. Practically speaking that you can not check. Whether you are in Pakistan or abroad you need to hire some one who will be responsible to receive and count and take care of the material at site. An experienced Chowkidar can do it very well. 6.
