Construction Phases,

Dear Experts,

What are the construction phases during which owner must be available on site to monitor the contractor?

As I'm currently overseas, but I can manage to visit Lahore every month for few days during construction period of my 10 Marla house.

1. Foundations, Water proofing of Foundation Most important
2. Slab Casting GF , FF
3. Completion of Services, Sanitary, water supply, Electrical
4. Completion of Grey Structure
5. Water proofing of Wash room, toilets and Roof Slabs
6. on completion of Tile fixing Marble Fixing
7. Base coat of painting before final coat
8. Final Inspection

Brother KSA, Kamran,

I would like to thank both of you for initiating this question. I am also in the middle of planning to construct my House in Phase 7 Block Y which is recently possessed. I am Living abroad.

I have few question also, and willl highly appreciate both of experts to answer.

- Do we have any estimate for 1 Kanal house with around 10 Marla buildup area or any scheme with good design.

- Can u suggest me any trustworthy construction or architecture company who can help me and deliver the house on time agreed.

- When Kamran said hire a superviser, it could be any or specialist as I do have some cousin uncle etc., but they do not have experience of construction.

- Who will be buying the material etc., even the kitchen tiles, walls, wood etc.,

I will highly highly appreciate and sorry to hijack this post, but will help many who are planning to build their dream house.

Construction of One Kanal = 60 to 100 lakh approx in DHA
U should hire a labor contractor and buy material yourself with help of technical Supervisor.Hire a technical supervisor to monitor ur contractor ,this way u can save money

Dear Kamran,

As you mentioned 60 lakh approximately.
Do i have to depend on the Technical Supervisor completely for the above project, or still need time to time inspecting the Project by myself. As I said earlier, I am away and could not come several time but atleast for 2-3 days monthly or bi monthly.

TWO three time once a month is ok, No need to stay all the time on site, U should hire a good contractor. if u hire a bad contr even u stay all the time on site will not give u any benefit, Workmanship matters.Need skilled mason workers. Monitor contractor through third party Supervisor.

If you ask one of your deepest friend or family member to buy a shirt for you. You may not like it when he bring, how you can depend on some one to construct a house for you within your choice and standard in your mind which you are unable to express. The best thing is to spare some time and or visit most often or agree upon what a sincere member does it for you.

I have seen people standing on head at works, mostly saying he made few mistake in construction or in selection of material. You can ignore your mistakes but not of some one else.

If you are ready to accept some Hanki Panki in quality and choice give it otherwise wait when you get time. In 1 Kanal house contractor will make around 20 lack out of it as profit and by other mean and so will cost if you appoint some one else.
