dear friends please help i have 100 lacs right now,need to make one kanal house in dha with in 4 years time,how should i invest it that is not risky and gives me max return to buy a plot and construct a simple 5 bed room home for my family.i can go for a cheap plot like samosa etc,dha 7 is in my mind.i can raise more money in next 2 years time inshALLAH.construction cost will be 5000 per sq foot by the time i am able to start construction.thank you in advance

buy a good location on ground plots in prism. one kanal and five marla in R block. Sleep for 4 years. Then u will loads of options after 4 years, like building, or selling them

IF 4 years is the target, DHA 7 is your best option.

After 4 years prism will be far more ahead of phase 7 in terms of prices/value.

I don't want to get into the whole DHA 7 vs 9 debate but the price increase in DHA 7 vs 9 in the past 6 months speaks more than wishful thinking. On LRE website, the maxium DHA 7 plot price has gone up from 120 to 175 lacs per kanal so you can do the math. Eventually, the gap between DHA 6 and 7 will reduce to 20/30 lacs only.

That said, if you want to construct in 8 to 10 years, I would go for DHA 9. As I said above, if four years is your target, DHA 7 should be the obvious choice. Rest, LRE can advise much better!

its very simple. Certain blocks of prism will offer u possesion by 2018.....if you will start constructing there, although it wont be fully populated, but with time the price of newly builtt property will also shoot....and once prism peaks, it will leave behind phase 7 . Phase 7, although developed now, will never compete prism once both these phases are developed.
You spend more money if you buy in phase 7, right now, and by end of 7-8 yrs u will end up with a house in a poor location

@ exc bhai sahib accept the reality prism have powerful location which phase 7 unfortunately lacks. At the end location k paise deta hai adami nai tou phase 7 X Y Z k rates ajj 80 90 lac par na hotay

If 100 lac is only for plot then try to buy an average location in prism 9 upper block between 75 to 80 lac pay 19 development charges over 3 years. Its highly likely dha adminstration will hand over possession in these upper blocks within 3 years from now

Khan good idea but once canal avg location in decent block is 70 lac + 20lac = 90 lac

so in 4 yr only 1 plot canal size he can buy not 2 plz note.

Dear Farooq,

For investment - Choose good location plot in Prism (A,C,P & D - for one Kanal)

For house construction - choose Phase 7 which is still cheap compared to other phases but development standards are excellent.

In phase 7 XYZ sectors all dues clear ready to construct plot available at 90-100 lac.
On the contrary in prism A P sector plot without development charges plus no development yet are being traded at 90 to 100 lac. WHY?

@reality: If you want to compare A and P(best blocks) of Prism, then compare it to W block of phase 7 where an average plot is 155 to 160 lacs. So technically, it is twice the price of prism.

I do not want to be bogged down in the DHA 7 vs 9 debate. Market is speaking for itself with phase 7 prices gone up almost 30 percent in the last 6 months and this is just the beginning.

Prism is great too but it is just in another timeline altogether. By the time it is worth living, phase 6 will be the centre of DHA and DHA 7 will be amply populated making it comparably expensive just like phase 6 caught up like a fire with phase 5.

DHA 9 will take 10 plus years.
DHA always says that development will finish in 3 years or so but it never happened actually in the past.
Ask the guys who are into property games since last 10 years. NOt a single block/phase got possession in 03 years in the DHA history.

Furthermore, the location of DHA 7 is not that bad enough, it is just not appreciated.
Today DHA 7 is underrated and considered as bad location but it may be Hot cake in next few years, no one knows.

Regarding the investment, please seeek LRE advise.
Ppl are just supporting those phases or blocks in which they have their own investments.
Get a candid advise from LRE or CMY itself.
