In last few months there was sufficient stuff to confuse people By DHA Phase 9 Lovers.
Now the Point starts where DHA Phase 7 will leave phase 9 Far Behind, good Location Plots demands are leaping 150+, Gap is widening. It was Pretty simple but was not coming to people mind.

Talk some sense. Phase 7 is matured only good for imediate construction while phase 9 at intial stage of development. Can good for investment.

Good plot in Phase 7 at the time of Phase 9 ballot was 120 to 130 which is now 150+ but good plot of phase 9 in June was 70+ which is now 80+. In terms of investment amount gain is same. Both will keep gaining until Phase 7 gain hit the upper cieling which is closer and Phase 9 will carry on till reach the upper ceiling. Yes it will take more time but have more room to grow.

M. Zahid is 100% right. If you want to build house within 5 years time then go for phase 7 and if you only want good investment or dont have plan to build in 10y time then go for ph 9.

Dear M Zahid, As matter of Fact is Last 4 Months DHA Phase 9 Average plot is down by 8 lac, and in same time DHA phase 7 average plot has Gained 15 Lac

In August Average plot in phase 9 was 71+ 19 = 90 and average Location phase 7 was 100 the difference was 9 Lac
Now Average plot is 63+19 = 82 and Avenge plot in DHA 7 115 Difference is 33 Lac. My anticipation is in 2 years difference will be about 75 Lac.
I feel sorry for the people who have invested their hard earned money sure they are hurt by these facts but but there are many who have still to purchase and decide what is what.
The people who bought DHA 9 at right time, definitely have gained but whole debate was in July August for the new investors based on plus and minus of these two phases. Phase 9 is definitely a good investment but its price @ almost Developed plot was unjustified and was only due to market hype. Both of these phases will adjust even more in coming days one upward and other downward.

Correct the facts plzzzzzzzz.

In August average plot in phase 9 was 68.5 (Based on 52 bare minimum for boundary and 85 max prices for the best location)

Today average plot in phase 9 is 73.5 (Based on 51 bare minimmum for boundary and 96 max prices for the best location)

Bad locations in Prism lost 1 lacs due to development charges announcement. Best locations gained 10 lacs yes that is TEN lacs. That proves how strong DHA Lahore phase 9 Prism was even after development charges announcement. Any one invested in Prism in August paid ZERO development charges to gain till today from average price of Prism at 68.5 lacs. For investment development charges are not paid now so they are not included in cost. In future they are also paid in installments FOR three long years. Cant include in plot cost today for comparison BETWEEN DHA7 and DHA9. Not fair comparison. You are using them to scare people today. Do include it when fully paid. Yes it will be in net cost but after 3 years installments payments. Development charges is like a new investment of 19.5 in installments :) When Prism development charges fully paid like DHA7 than include them in price you are comparing. Right now they are unpaid.

DHA 7 gained/lost ZERO since August. Completely out of favor out of picture. Very minimum buying selling. A very dull slowest gainer investment for past not few months but also past many years. People who want to build house are now preferring same priced DHA8 S block that is close to possession very soon and far superior location. People who want to invest only buying the best locations in best located DHA9 Prism blocks than buying the worst location of DHA7 in same prices. Instead of distortion of facts to scare people its still not late Jameel sahib. Please make a switch in your investment from DHA7 to DHA9 Prism. GHARR NAHI BANNANA TO POSSESSION KOT KIA CHATNA HEY HUM NAY DHA7 MAY.

Now lets compare investment point of view Ivy Green 5 marla with Prism J 5 marla.

BTW plzzz see a very tiny isolated Ivy Green Z block is actually in middle of not 1 or two but four villages. Just like DHA7 that is filled with villages and pockets even today after many years of wait. Let me make it easy to understand. Ivy Green block have one village inside and three villages on its all sides. If one dont have plan to build a house in 5 years DHA9 Prism J block average plot of 24 lacs is many times far better than Ivy Green plots that sells in mid 30s for investment purpose. J is next to Lahore Ring road and already heavily populated from all 3 sides even today.

Equation of average is not that simple you get average of Min and Max another resource is telling the trends based on thousands plots price.

It looks an average plot holder in Phase 7 will be able to buy two plots of prism in Dec 2017 he may have to add only 10 lac and transfer charges..

Keep dreaming bro like past many years seeing DHA8 DHA9 doubled tripled while DHA7 did barley moved. Even today Prism is at almost same price as DHA7. In Dec 2017 Prism will be lot higher than DHA7

I agree Phase 9 is long term investment min 8 to 10 years.In Aug ther is hestle and bustle in buying phase 9 but today picture is totally change and in next few days you will find further decrease in price due to development charger.Simple theory man.

Dear friend Whatever you say I don't lose temper, When you mentioned in Last many years DHA Phase 7 did not gain price, I immediately learned that you are pretty nascent, In 2011 DHA 7 average plot in Upper Cutting 38 and Lower Cutting was 34 [with development Charges]. It gained more than triple in 4 years.
I have diversified investment in DHA and Outside DHA and for Last 10 year in touch with friends like you.

On same day Prism DHA 9 was 14.5 lacs. You your self said in August average price was 70 lacs without development charges :). Now compare that to what you gained in DHA7.

Please accept my deep hearten apology for glasses need and other harsh comments. I could have easily made my point without using them.

I have just realized that I am not the same old CMY. I have been able to tolerate too many worse things in past from very very bad people but how could I speak like this to a friend like you who just put his own point of view. Shame on me. There was zero need to be personal even though I still stand firm on my very valid points but they were made in very bad manor.

I need to take complete rest and get all things in my control including my language. Its none other fault but my own shortcomings.

Also my apologies to all others here who I disappointed with my comments or for being too harsh today or in past.

Just check the market, any average or good location 1 kanal plot in phase 9 has gained 5 to 7 lacs in last 1/2 months only. Check the market and data and you will know. Not sure where to see decline of 8 Lacs?

If you have any average location cheaper plots (8 lacs) difference to price of 2 months ago, let me know and I will buy all.

Let me tell A joke, A King Leaned that animals are speaking in netx state, He Collected all the Ratans and asked the amatter. Jameel sb, I am surprised that Phase-7 prices mentioned here are way higher than what we see on OLX or Lahorerealestate website. Average location plot prices are around 110-112 Lacs. Few plots in R, W, S blocks are 145+ otherwise remaining majority plots are between 105-120 Lacs. Pls correct me if I am wrong

DHA is supposed to out source the development work to a company. Dha is not developing land itself. Its just a matter of giving contract to a company which is capable to do the job on fast track and surely Dha has something in mind to get this job done. Thats it. Possession of prism in 5 years is possible

Dear CMY, You have been my Mentor in real estate education. I don't mind at all. Rather it you greatness that you disclosed your ID and Let me speak.
In your guidance and my use of this resource and using my instincts None of my investment have looked back. No matter Phase 7, phase 8 or Ivy green. I openly criticize my investments which have not been doing as well as these. NFC and LDA avenue 1 are the examples.
If I tell you conclusion of my thoughts.The Bottom line is, I always have been been proponent for the investments which have materialized and are relatively less expensive [Have room to grow]. May be this the reason for my liking for DHA 7 as it fulfills both criteria and Disliking for DHA 9 which does not fulfill any of these criteria. I have seen number of revisions of DHA 7 map. Who could tell in 2007 that main Boulevard of DHA 7 will not be able to reach Barki Road. And who can tell what will be map of phase 9 in 2020 [I Hope it will be better]

However I think this type of difference of opinion is sign of a healthy forum and credit goes to you.
