I think that Bahria Town has tricked us and made us fool. The reason Bahria Town has left huge Golf Course in this scheme was to leave sufficient space, so that if in future Ring Road goes from this block they will have sufficient space to accommodate all the sold plots. I think Bharia Town was already aware from ages that Ring Road is going to go through here.
Also if you look at the scheme map you will see that it is divided in to two sections of North and South, this was probably done to make sure if the Ring Road goes in the middle, than half of the plots will go on the top side and half on the lower side.
I think that Bharia was also aware that they will get opportunity to make the Ring Road themselves and also there is a news that SL3 of Ring Road is delayed and will be made differently.
Golf Course was probably shown in maps to hide the presence of Ring Road in this area probably some business motive.
I think that I should not agree with people saying that LRR will be moved towards the South Edge of the GVR by doing this Bahria will lose half of the Commercial Financial value of Ring Road and half is too much. I think that Bahria will Make Commercial on both sides of the Ring Road and will earn a lot, they are not going to waste this land for Golf Course. I think that Bahria should now be regretting that, why they had sold commercial plots in the GVR as they would have earned more by making commercial buildings on them, remember Bahria Offered the option of merging commercial plots in GVR already and I think the commercial plots are still not balloted.
Golf Course is using a lot of land if some of this land is consumed by Ring Road there will still be probably 50% or more land left which will probably be used to provide commercial on both side of the Ring Road. On these grounds I assume that value of Commercial Plot files can be increased significantly in the GVR soon.
For Residential plots it is still fine, as you know that Bahria Town has not charged any extra money from people for providing Golf Course yet, I mean the asking price is same as Sector F for example. On the other hand this will be the only block in the whole Bahria Town which will provide direct access to Raiwind Road, Alternate Raiwind Road and LRR via Add Plot interchange and all this access is direct not through any other road. I am sure if Bahria Town deliver Residential or Commercial plots in the same area in whatever shape or form they will be the most expensive in the whole Bahria Town.
I think we should probably stick to getting plots in the same area and probably should not worry about Golf Course, as by losing Golf Course we are not going to lose any financial value, in fact financial is going to increase by losing Golf Course. I am sure some fans of Golf Course will be disheartened by my comments, but my questions is, what will you choose, if you were given option to get plot on Golf Course in some village of Lahore?
All of this is my own finding and it was not told to me by any Bahria Employee or Estate Agent. This finding is based upon my analysis over observations from last couple of months.
