I believe ivy green will be best. It's a small gated community with development work already started. It has a lot of small plots, meaning there will be lot of families living in there with not many commercial plots. Commercial in ivy green has a lot of potential and I'd not be surprised if it touches or comes close to oval complex outer ring price range.
