@Commercial. D3velopment is already going through in Park view, pocession can be as early as end of this year, its just a guess looking at the pace of work next to A block Park view. Secondly there will be price jump when the official new map released by Dha and also then again will be a price jump between pocession is handed over and you will be avble to immidiatly construct plaza once the pocession is given. My idea is minimum 100% price gain you can axpect within 3 years. Rest Allah knows better.

Ahsan, brother thanks for the feedback. Can you pelase share your thoughts at the comparison of commercial 4 marla of Parkview and IVY Green. Which of the two will be better to choose?

Just look at the location of each and you will know yourself. See location, where already population is etc if you know basics about commercial property. For me 1. PARK VIEW 2. PHASE 7 4 MARLA COMMERXIAL AND THEN IVY AT LAST.

which block of phase 7? seems like cca4 is discouraged by many experts because it's not expected to attract brands. but other commercial areas are very expensive comparing to cca4.

It will give you good return phase 7 as price Is low as compare to all other commericals

@Phase7. You wont see any big brands untill phase 7 is populated, it is indeed a very good investment, phase 7 will eventually pick up pace once there are more houses built and people started living there. And for that you wont have to wait much, within 3-5 years phase 7 will be totally changed. And last all commercials are equally good as my knowledge.

I am willing to put my money on Ivy Green. Looking at residential plots in Ivy Green, the min price there starts from 85 for 1K compared to 55 in prism(not trying to compare Ivy with Prism). Jjst saying that Ivy Green is a small community with not many bad locations and prices for 1K are already competing with Prism and are in excess of 1 crore. Development work started and in 3 years should be done(small community, no pockets, so pretty reasonable to expect development in 3 years). Check the number of small plots in Ivy Green and also the commercial options there. The ratio is way too high. The commercial in Ivy Green will appreciate very soon. Park view is better located, no doubt but many commercial options around. I still want to bet on Ivy Green.

At present for plots phase 7 CCA is best choice though ivy green is good too
Focus on current price maturation and distance from dha office.focusing on investment trends only can decive you and can give big blow

Ivy Green residential is fast catching up with phase 7 residential prices. As mentioned before, Ivy Green residential to commercial ratio is way too high to ignore and it'd be developed within 3 years.
Even CMY and LRE rate it very highly. Rest everyone can decide for himself.

I recommend a visit to site i.e Park View, ivy or phase 7. Before you make decision. It will help you a lot.
