Read Carefully 8 ys back DHA Phase 6 was facing same situation as 7 is facing now, 6 was haded over and 7 was Balloted and development underway.

DHA 7 have seen lot of gain. To justfy further gains in prices of DHA 7 I believe DHA 6 must first rise 10 lacs from current prices. I beleive DHA 6 could now see 10 lacs gains in next 3 to 8 months.
I think good plots in A B H J will be selling over 85 lacs in Dec 2008 from current price of 68 to 69 lacs awerage price in these blocks. I thing all other DHA 6 blocks could see 10 lacs gain from here. Only after DHA 6 price of 10 lacs is seen the current prices of DHA 7 justify. If DHA 6 wont gain this much amount in dec 2008 you are at risk to lose money in new investment in DHA 7 at current prices.
For now price difrence in DHA 6 and 7 is only 10 lacs. That is not right. But in my opinion this difrence should be min 25 lacs like DHA 5 to DHA 6 price difrence. Average price in DHA 5 today is 100 lacs and in DHA 6 its 60 to 63 lacs and In DHA 7 its 47 to 49 lacs. After 3 to 5 years time DHA 6 and 7 price difference should be less that 25 lacs but not now. I believe DHA 6 price could rise above DHA 5 price just like today DHA 5 is priced more that DHA 1 to 4. I also think when developed in 5 to 7 years DHA 8 proper plots may be priced well above DHA 5 6 or 7 prices.
Dear friend DHA 6 have more gains in it now than DHA 7 for next 2 years hold time. It also have least chance to loose from here in worst case situation.

Instead of going the contoversy of DHA 7 vs 9 I would say what CMY said at that time proved not 100 percent but 300 percent correct. When DHA phase 6 was handed over I too thought who will make home there. But now all is changed |

Now when the Prism is picking up the pace, and phase 7 and DHA Town is flat. Many investors are confused what to do the question do come that is Phase 7 is Flat due to location then why phase 6 is not. And why DHA Town is flat , where there are good possession options of 5,8 and 10 Merla and not bad Location as rest of Prism and also located in center of Prism where best blocks are located. No nallah , factory or Village factor. What is case with that?
This situation confused the investors. Need a bit of clarification. DHA property life cycle is very easy to understand 70% people are investor and remaining wants their dream house there. Initial investors are Affidavit file holders which take risk to take file at nominal transfer fees. And off load when ballot is there. Then plot holder come which invest to make home or off load near possession or at construction boom. And finally Builders and home makers who give last hype to property. Once hyper mature like phase 1 to 4 property again becomes cheaper.
Due to market dynamics if at any stage there are more buyers than sellers the hype comes and if this hype continues for a while the prices cross unrealistic limit. An extreme example can be DHA prism Block A Average plot may cross 2.5 Cror the price on which you may find a used Kanal house in phase 4. It has happened in past nothing new. When price is sky rocketing more late you enter more risk it involves. People take the risk as they know that property is earning lacs on weekly basis. They do biana and sell and keep rolling the money the loser are people who intend to hold long or are not that active.
I feel that it is success of prism to attract the investors and set a trend so that hype is generated in the market. Too much buying and selling is going on. Volume of trade in prism is much much more than other phases. However such hype is not expected in phase 7 or DHA Town till we see these are populated. Then it will gain like phase 6 and 5. But I think at this level phase 7 is safe if you want to hold long. If DHA phase 9 hype continues for a while then will be riskier for holders who enter at this stage. So choice is your jump into hype take risk and earn profit. Or play safe and don’t regret that my property is not earning one lac per day. Or diversify. |
