Hello experts. Can someone give me an estimate of what it would cost to build a one kanal house in dha lahore? The house will include a basement and will have top finishing such as marble, wood, luxury bathrooms etc.
People have been giving me wild estimates ranging from 3 crore to 7 crore. I dont know who to trust.
Also, if the cost /sq ft is Rs. 3000, what is the area I should calculate the cost on? One kanal has 5445 sq ft, but what is the typical covered area of construction in a house in dha? What about the basement?

In market per square feet construction cost for A class construction is 3000 to 3400 pkr. But u can easily decrease the cost if u hire a person to supervise ur construction work or u should supervise urself. For me construction of one kanal (5200 persquare feet covered area is rannging btw 120 lacs to 140 lacs) |

@Humayun. Thanks for the reply. I cant supervise the construction myself. I can get a relative to periodically pay visits to the site though. Secondly, 5200 x 3000 x 3 (basement, ground and 1st floor) comes to 468 lacs.
Or am I just totally wrong? Is it just 5200 x 3000?
Sorry but im a total amateur at this. I just want to do my homework before I go to a builder. |

@Raheel.... Cmon man 5200 sqft should be total covered area of your map.You dont have to multiply it with 3 times. |

@MS That's what some people have been telling me man. Just wanted to be sure. My family built a 4 marla plaza a couple of years back and that cost us over 1 crore. So I was assuming the area is multiplied for each floor. Guess I was wrong |

Brother its only rough estimation but it may be :ground floor 2800 ,first floor 2400 and basement may be 2000 sq feet. I am not an expert but this is rough calculation |

But plan ur construction and u can make it in180_200 lacs easily.Builders will ask for more definitely. Hire a sensible person to supervise and raj and mazdoor. Do theka for labour cost and buy construction material urself. Pay some amount to supervisor on monthly basis. He will also keep the record of expenses in a register. Dont go to builder he will ask for more. But up to you if can tolerate builder cost . |

Aoa construction of a house is not an easy task. You have no experience of construction. Every one cheats you. I advice you to buy constructed house which is constructed by a owner not a builde |
