DHA 9 Town --- Investment Prospects,

Dear All. I visited DHA Town over the week end and saw start of construction of a house. Considering its location as it is surrounded by Askari 11, Phase-6 and Phase-9 would not it be a good time to invest for gains. Although the price of 50 - 55 for 5 Marla is handsome but apparently there is still gains which can be materialized. Await input.

@ Hassan,
by Mid-march you will not find any plot less than 60,currently DHA town is underpriced to due to Prism dilemma.

@EJ. But prism hype may not subside at least in the next few months. Even then if you see price increase for Town what is the basis for that assessment. Any idea on DC rate and transfer charges for 5 marla Town residential plot.

prism will gain 100%, yes it true BUTTTT when nobody knows, its just a bher chall which is going on now a days, there will be still many ups and down in Prism, While town will be steady and fast gaining in near future.

I am not an expert, but according to the market and based on my discussion with the people, it can reach in between 80-85 after 3 years.

I just spoke with one of the agent in Lahore, and he confirmed that purchasing is going on in TOWN but KHUFIA to keep the rates in control, soon you will see the price difference in Town as it is bound to increase now.

Currently Town's approach also does not seem to be good - Askari 11 approach is not that desirable while from Bedian Road is even worse. Is it not a negative when compared with other 5 Marla options in DHA as their approaches are better.

If you are looking for a 3-year time horizon the price of a plot 50-55 lacs today should be expected to reach 85 lac in 3 years. The price could increase to 60-65 lacs at any time now onwards; it could take 2 months or 12 months but once it starts to increase it would be within days. The approach to DHA Town will be improved by DHA as it is the gateway to Prism. The prices are dependent on the construction of Phase 5-M block underpass which would provide a short-cut to DHA Town and Prism from Phase 5. Also, as soon as a dozen houses start construction the prices should jump instantly.

Initially Block A was considered the best as it was close to the main road and broader than B-block. Later people saw Askari 11-B and apartments approaching Block-C so it gained popularity as well. Then D-Block farm houses were cleared and A-block of Prism combined to it so its front portion also became better location. I would advise you to buy a better plot rather than think about which block is better as all blocks are doing well and all are at the front of Prism. Just avoid the extended portion of D-block as that might see construction activity after a longer time. DHA Town looks big on the map but as most of these plots are only 5-marla the area is much smaller. You can look into D-block from the other end of C-block as the distances are rather small. If you find a good plot in any block go for it as good plots are not very expensive these days; the price difference will be more for good plots when construction activity picks up or market picks up. I like Block-D front half, Block A and Block C better than Block B which is rather narrow and the latter half of Block-D.

There were many farm houses and most of them have been converted to plots already in D-block. I prefer D-block area that include plots from 1-700; some plots near the 10-kanal park that are above 700 numbers are also fine. I would avoid plots that are very near to the school or school play ground or jamia mosque or boundaries or unplanned areas, or towards the extended section of the block. Ideally, look for plots that are located back of 100-feet main road or near to it on the upper section and those should deliver a better return.

How do you rate 8 marla plots in Block C on the back of 100ft road near Askari? How much gain can be expected in 1 to 3 years?

If you are hoping for higher gains percentage wise you should invest in 5-marla plots as they are wodely marketable. The 8-marla plots are few and so the market is less active.

you will see shortly a downfall in Prism once Development charges will be imposed on each transfer, I am not against Prism, but its a very long term investment, there will be still many ups and downs in Prism, while Town can not go down from the current price.

@EJ A person who can afford to buy a plot worth 100 lac can also afford 162500 dev charges at the time of transfer. talk sensibly man
