Can someone confirm about the development work of 150 ft. main road of DHA Town to Bedian road. I have heard that there is some machinery available on site and development work is going to start soon.

The machinery was there. The land has been cleared and acquired according to the market experts. However, construction activity needs to start. Once this road is constructed and Phase-5 M-block underpass is initiated, DHA Town will experience a huge boast in prices. |

@Mustafa. What can be huge gain which you foresee for 55 lac plot and in what time span? These are mostly 5 Marla plots (will never be a high end society like other DHA Phases) and price may never cross 80 lac in three years time? What is your assessment? |

Dear Shahid,
This is the highest end 5 Marla society that will ever exist in DHA. The 5 marla plots in Phase 5 are selling 100 lacs plus today and should be 120 lacs in 3 years with inflation. Remember 5 marla plots in Phase 5 are located in the worst possible locations in that phase and near boundaries but still thats what they command. DHA Town prices I would expected to be 60-65 in 2-4 months, 60-75 by 12 months and 85 by end of 3 years. So the best time to sell would be after a year or if they touch 70 in a few months then sell them and buy something more profitable. The market gets hyper when it moves up so the plots could shoot up to 70 and then go down to 60-65 again. Remember DHA Town saw 60-65 prices right after its possession and then went down. At that time Prism was the hot property and so Prism started to gain. Either way DHA Town is the gateway to the most expensive block of Prism so it is going to be the most prime society. The society has been planned as a gateway to Prism. |

That no one can confirm as yet. Hopefully soon. However, there will be a big impact even if Phase-5 M-block underpass starts as that will reduce the journey time to DHA Town and Prism. DHA is said to be planning multiple options to improve access in the future. |
