IVY Green vs Phase 7 or Phase 9,

Dear LRE Staff & other experts,

Not much discussion on IVY Green?

Can someone please provide the positive and negative aspects of this phase?

How is it compared to other new phases for investment?

How does it compare to other new phases for living in the future?

My thinking was that it might be good for living due to boundary wall and smaller (less crowded) phase?

but I am no expert.

Appreciate comments from LRE Staff and experts.

IVy green has been mystery from beginning, and prices here even beating prism for all categories, Location wise it is Not distant from Lahore airport and if DHA Phase 6 Main is extended to it[2.7 km] then it will gain significantly, Development is going on at slow pace silently and there is no advertisements in that regard.
Estimate is that soon it will regarded similar in price as of Y Block of 8 and Kanal will reach 1.5, 10 merla 100 and 5 Merla 60 before possession. 3 to 4 ys development time is realistic as boundary was already completed 6 months ago.
To me phase 7 in upper cutting is better as it is under priced than this,in 5 Merla category it IVY green have better locations. Prism will be late in time line but may cross once nicely developed and populated

AOA, When you guys say upper cutting what does that mean and which block are included in upper cutting and which block belongs to lower cutting, thanks and appreciated.

I meant upper/lower cutting in phase 7

Upper and lower cuttings are arbitrary terms and if yo keep the map of 7 in front of you, you will see main boulevard of Phase 7 150 Feet Road cutting it though, It is between Q and T and then S and U block all Blocks above that namely Q, [Upper portion Only] , S , V, Z1 is R P etc is called upper Cutting it is closer to DHA 6
Then Lower cutting also have middle and lower parts. The upper part is till avenue 15 and Lowest part is from BRB to avenue 15.
You can say average plot in upper cutting is 125, in Middle cutting is 110 and in lowest is 100.
A Shai I recommend Upper Cutting
@ Abdulah, DHA phase 7 CCA1 commercial is Much Better if you have 3 cror as DHA office is Closer and DHa phase 7,6 and IVY green sale and building will be hot business in near future
