I am exploring a good option nearer to Johar town where I can purchase 10-12 marla plot around 40-45.

I have a kanal plot in AWT which I was thinking to sell in 3-4 months (after current boom). Buy a 10 marla as above and use left overs for construction (I know it will not be all construction cost :)).

In Johar Town 10 merla is about 100 Lac average and 12 Merla 120 average , You may end up buying Bewa Kota, Bewa Kot is non transferable plots allotted to widows at that time, These were sold illegally just on stamp paper from one hand to other. Not possible to transfer by LDA and if Qabza group Knows then they reach on spot to intimidate you and extort money.
You have Option 5 Merla in R Block Johar Town price 40 to 55, Or 10 merla sunny park [Behind PCSIR 2] in price 50 to 55. Sunny park is good Located C Class housing area with 30 feet roads not bad.
Other Option in C Class is NAZ Town 10 merla in about 36, 38.

Thanks Jameel sab. By nearer I meant to be in 10 to 12 KM radius. May be on kanal road that can be livable in 1 year from now. Development standard should be at least above average if not excellent.

@Hassan lots of room is still there... Adda Plot is going to be a game changer and then ring road will give another boom it has alot of potential to grow

By Nearer, I actually meant in 10-12 KM radius with good development. Otherwise I have AWT2 in 15 KM radius from my office with good (if not excellent) development. May be on Canal/Bahria side. This is the reason I was exploring LDA Avenue 1. Please suggest :)

every thing in awt 2 got 10 to 30 lacs room in nxt 3 t 6 six mnths.. buy what ever you can, take loan from famly or friend grab you wouldnt regret it

In IEP u can get 10 marla in this range near to college road and good society
