Allocation file is confirmed file and ready to transfer it has plot allocated already, but you have to pay transfer charges like a plot which is high. Affidavit file is file given to land owners, it needs confirmation by DHA Office Land Dept. It takes in average one month to clear but may get stuck for long if there is some issue, once cleared it gets transferred at nominal transfer charges and then onward called allocation file. Normally very small Biana is done with owner of affidavit file and 99% Money is given at the time of transfer once cleared. The dealers who are regularly dealing with some Land owners [Jatts] they know well that his affidavit will be cleared fast or not. For example a Farmer is given 10 affidavit files by DHA and XYZ dealer has already sold 3 of them they know well that this owners has clear land and there will be no issue in coming files. They may or may not give buyer correct information. In summary Allocation can be transferred in week and Affidavit in month or more or may be never if some Land litigation or fake documents. Allocation have high transfer charges and Affidavit nominal. Biana or Token should be kept low in Affidavit bt can have detrimental effect on the deal if market is moving up. Once file converted to allocation whatever case DHA will have to give plot in next ballot |
