DHA Town Vs Sui Gas 2,

Hi All,

This may sound rather silly however I have a budget of 50lac maximum. I have 2 options to invest either in DHA Town 5 Marla or should I go for Sui Gas 2 one Kanal plot?

Please guide !!

I personally think Sui Gas 2 may be ultimate winner in a long run but only after LRR. Short term DHA Town is a better option.

I actually doubt it that you can actually find anything in Town for 50lac but only average plots but in Sui Gas you can find top nodge kanal in 50lacs.

Sui Gas witnessed 5-7 lac jump already and no progress in the short-to-medium term. DHA Town witnessing trading and expected to jump 10 lacs in days. I have heard from credible sources that main road area is now being cleared so the construction will begin soon to connect it to Bedian road. This will be another jump in prices. I have not visited the area to confirm the news yet but plan to visit in a couple of days.

thank you for your input, I have heard the same thing as well that machinery is being deployed to connect existing 150 feet road of Town to Bedian Road, if this is happened then definitely there will be a jump in prices and it should be minimum of 10 Lakh.
just if you can visit the area and post some pics..

There is no comparison whatsoever. Suigas-2 is an on ground thing. And one kanal vs 5 marla... Gosh what happened to ppl on this forum. Ok let put this simple. For a very short term trading(satta) pt of view, one may try DHA town. But this is like doubly wielded sword. Can be risky equally. Whereas sui-2 will have sureshot gains in 1-2 yrs

Dear Zain comparing a posession plot in DHA Town to a non-possession plot in Sui Gas that has been waiting to be delivered for a decade is like comparing Gold to Silver. An investor is not concerned about the size of a plot; instead the actual concern is the profitability of the investment. Sui Gas is a decent investment from a 5 year perspective. DHA Town will deliver better returns on a 1-3 year perspective.

Its funny when people talk about DHA Town in terms of a doubly wielded sword. When Sui Gas has barely seen much development work over the past years. DHA and its posession properties provide the lowest risk you can expect in the real estate sector. If you think DHA is too risky then please don't invest in Pakistan.

Both have potential to gain and none will gain one lac per week, These are meant for holding some time. At best in same multiplication factor [i mean if there will be no rally like 2005 and 2012 when all properties gained 2X to 3X irrespective of location] Suigas have potential to go to 50 to 55 Lac in 2 years from current price of 40 and DHA Town have potential of going to 65 in 2 years from current price of 50.
AWT may also give yo similar gain like 50 to 65,
These are my anticipation about the properties in 2018
DHA phase 7 from 110 to 150
DHA town from 50 to 65
Prism anticipation now became tricky. DHA phase 9 upper cutting will almost 10 lac lesser than DHA official offering on installments and DHA phase 9 lower cutting will be 20 Lac lesser than official booking price, Now lot depends upon the price DHA offers in phase 9 and its number. Market is watching at that which direction price goes, A hint will be given by official price of DHA 6,7 residential plots on installments.

Jameel Sahab suigas-2 kanal (avge to good plot) is already at 50lac mark.. you cant find anything below 42-43(boundary plots) now in Sui-2

Mustafa Sahab! 6-8 months wait ker len bas, phir khudi dekh lena Suigas-2 ki price kya banti hai. I wont say anything now.
