"Once it falls, it will fall drastically"
DHA Multan could be a good investment, had the following factors not attached with it!
1. Availability of DHA phases in different other cities, such as Bahawalpur,Gujranwala, Peshawar will restrict the investment from other cities to a greater extent, as locals will tend to buy in their respective cities.
2. DHA Multan is a big big phase, more than 3000 kanal land! How much time will it take to develop such a big phase,considering the fact that DHA is already engaged in massive Prism which it might not be able to develop in the next decade to come.
3. Whole of DHA Multan phase consists of 1 kanal plots. When it comes to building a house in 1 Kanal plot, it becomes quite a difficult task for the locals.....
4. Not so many landlords live in the vicinity who could buy such a huge phase ( Now , landlords construct their house in Lahore for their children to study instead of Multan and also want to buy property in Lahore as "Lahore Lahore hey :D"
5. Locals are not brand conscious, and those who are prefer to buy in Lahore instead of Multan.
6. Overseas Pakistanis invest in DHA till the point they see their investment is gaining. Their purpose is not to build home there in DHA Multan. In contrast, overseas invest in DHA Lahore to build their sweet home after their retirement/return back to country.
7. Investment of 3 million plus 2 million Development charges is justified for a plot which really would take more than a decade to develop? and still the people don't know whether their plot will be a good location/ worst location.
8. Availability of DHA 9-extension at approximately the same price i.e. 32-35 lac once DHA starts issuing files in bulk for that phase.
I reckon the time when DHA 9 files were sold at 45-50 lac per kanal....at that time everyone was saying it is a good buy.....but what happened then? The files were sold as low as 14 lac a Kanal from where they started rising again.

prices are stagnant and are expected to be so for the next year as well. Just as you cannot compare Wapda town lahore with prism, one cannot compare wapda town multan with dha multan as well...so the hypothesis that dha multan prices will reach (80 lac+20 lac dc) in next 4-5 year will be bashed to ground! |

Whenever Ekraar says anything bad for DHA Multan it comes up with good results,I think it will be happening again. Last when he was negative file went from 28 to 32. He has started negative comments again and this time it will probably touch 40. see how it goes... |

sorry brothers i am suffering from acute short-term memory lose disease so often misinterprets facts and figures i have no issue with dha lahore multan chapter as i hold a file there too. hope you guys understand. |
