I am looking for a 10 Marlas Plot in Bahria Town Lahore. I am NOT planning to build a house in next few years. Please advise.

If not immediate plans can buy 10 Marla plot in BAHRIA ORCHARD phase 1 pocession on ground for 50 lacs. In couple of years will reach inshallah 80 minimum

Agreed with opinion by HC. There is no any other better choice than Bahria Orchard on ground plots. It is matter of just one year to reach minimum 80lac. Note it plz.

I would have a different suggestion than the one expressed above for your hard earned money.

I wud recommend DHA phase 7 anyday. you can find an underdeveloped plot starting from 60 lac which will be developed in a few years time as most of phase 7 is already developed and there are houses there. just 3 km away in phase 6 you cannot find a 10 marla plot below 110 lac. (almost double) and they go up to 150 lac. driving in a car you cover this distance in less than 3 minutes. it is like going from H block market to sheeba park or Y block market in phase 3. prices dont change on this distance (as long as plot is good)


i like the construction quality of bahria but being risk averse i do not feel safe with my money with Malik riaz. Its somehting like when you have a safer / more reliable option available than why take risk with ur money. What malik riaz has recently done in Bahria Khi and Bahria enclave 2 islamabad is no secret and can be checked online. its a matter of who do you trust more DHA or Bahria. for me its DHA.

Lastly Prism is still 7/8 years away (thats the documented time dha takes to develop a small size phase whereas phase 9 is 45,000 kanal) so after a while people will start to realize that its not possible to develop prism in 3 years as claimed to some investors and prices will than start to go down. In my opinion prism will be great when its developed but that will be in 2024 and there will be many cycles till than in it till than and you will find a lot of opportunity to build in that .

One last personal experience. In july i had 50 lac rs of my hard earned money (being a salaried person) and was under similar dileemaa as u. all dealers recommended prism but i went for phase 7.. prism has fallen since july and my phase 7 plot has given me a return of 22.3% since july till now (to be precise) and still its not even 12 months.

P.S: Prism investors pls do not mind / get emotional :))

bahria orchard on ground has non construction penalty imposed 3 lacs per annum for 10 marla. plz keep that in mind. if yu dont need to make house immidiately then I think either go for 8 marla Lco blocks in Orchard or as advised above phase 7 ten marla

Dubai is totally right. on this forum Bahria Orchard dealers are totally misguiding innocent investors from real facts.

@Dubai: Good point on the penalties. Is the penalty across all projects?

@Imran Khan: Can you inform us which average to good plots in Prism have faced a correction during the last 9 months? :) Average gain has been around 20%.

@ahmet.. yes i believe its valid for Bahria canal as well as orchard. but only on plots having possession and penalty would start 3 yrs after announcement of possession (some dealers confuse people that penalty will start from the time when owner will apply for possession which is wrong)

After 3 years of pocession in BAHRIA for investors is ample time to move to next phase

If you buy a possession plot in Bahria Carefully ask the no construction penalty in that plots and also in other properties which are bit older. They are charging ruthless no construction charges like one lac per year for 10 merla. Other than that Bahria possession areas are all good so far.

penalty is around ra 3 lac for 10 marla and 5 lac for 1 kanal

Shafi Saab take my example in BAHRIA ORCHARD 10 Marla in NORTHERN phase 1 I bought recently pocession given in October 2015 so no penalty for next 3 years from this date and already gain of 10 lacs so you can imagine in 3 years your gain will be lot higher and ok 4th yr even some penalty still your yearly gains will be handsome as eho goes to ORCHARD comes back becoming fan of it.
