Guidelines for doing property business on Byana basis,

Few times property dealers offer to get attached to them on Bayana basis i.e. by purchasing a plot on Bayana with 1 month time for remaining payment. They offer to sell the plot within due time and share the profit. Sometimes they offer if they are not able to sell it on time, actual investor and dealer can share 50/50 to purchase the plot and sell it on next available opportunity.

I want to know from experienced people who are already doing this kind of tradings that what are the pros and cons of such a business and should one opt for this kind of trading when the market is rising rapidly like we saw on Raiwind Road side recently or only go for long term investment in property.

only good if you really trust the dealer

one of my cousin invests like this and makes excellent profit.. but his dealer is a family friend and they know each other for last 40 years ....

It is very tricky business
It works only when price is increasing fast.
You do the pact with good dealer and dealer try to find a plot in good price and about 10 Lac biana is done. Dealer may offer you to pay 1/2 biana but not cost if had to buy the plot[some people don't like it I will explain it later]
Now dealer tries to sell the plot on profit. If he is successful he taken 40% Margin and investor takes 60% Margin.
If he could not sell in time then investor pays all amount and get transferred in his name. dealer does not get any commission.

The Good Point is that say they sell in 6 lac profit in 10 Lac investment, investor makes 360,000 in 2 weeks and dealer makes 240,000 in place of 2 sided commission

Down side is if Market is not flying fast then investor sometimes get stuck paying dues etc and price goes down then he bears the loss.
If dealer is also share holder in Biana Like paid 5 lac then his is share is 50%, He pressurizes you to sell plot in less margin like in 3 Lac Profit, threatening that market may fall. In that case he takes hidden margin like 3 Lac plus 1.5 lac and gives you 1.5 only and says what bad you earned 1.5 Lac profit by investing 5 Lac for 2 weeks.

Mostly there are issues in selling plots like dealer is asking you to sell on 2 Lac Profit and you dont want etc.
Or you want that I want Direct deal [to avoid illegal cutting of money by dealer] and dealer says it is not possible as buyer is on 2nd or 3rd hand.
