Dear Friends , Everyone seems to give his own opinion . I have 2 plots in Prism both on 150 ft road upper cuttings ( although I purchased one pretty expensive ) . Now after a detailed investigation I conclude Phase 7 is going to be no match to Prism upper blocks .It is just about holding your nerves . I shall wait till 2019 Insha Allah ( rest Allah knows better )and I can assure you 150 ft Prism plots shall be above 200 .
Phase 7 was always an underdog compared to 8 and shall always remain . The best price wise winners shall be
-Phase 8 W Block ( 400 + in 4 years )
-Phase 8 T Block ( 350 + in 4 years )
-Phase 6 H , B , J and A Blocks ( 350 + in 4 years )
-Phase 9 Prism ( A, C upper , D upper , Q upper and P Block near 150 ft ) shall be around 225 in 4 years
Phase 7 and Phase 6 lower blocks never attracted me and KOI REASON TO HAI KE ITNI POPULARITY KE BAWAJOOD U FIND A GOOD PLOT IN PHASE 7 in 150

Good. Finally to came to right conclusion now stick to it. although your above statement would end up turning lots of phase 7 lovers against you hence be ready to face the wrath of them in a short while. i also like phase 7 but only if someone needs to construct house immediately and if someone is interested in capital gains then Prism must be the first choice. one who can hold prism for 3 years will never be disappointed.

sooner or later phase 5 underpass(shortest way to reach prism) will be materialized giving access to prism via M block phase 5 hence there will be virtually no time required reaching prism from phase 5 main boulevard. B block will hit first if excluded area mess gets clear in 3 years then i see B block equalizing to phase 5 M block in prices. |

Residential at 400 + that too in 4 years time - that is highly highly and again highly optimistic approach. That is not going to happen at least till 2025. |

Wajahat Time will answer these questions there are two anomalies here,
One is neither Phase 5 nor Phase 4 is near [or connected to] these Blocks which are inflated,
2nd being near Ferozepur road has been Tiara of DHA phase 9, if you see blocks near Ferozepur road are under priced as compared to deeper Blocks, That makes whole game upside down.
Still Whole game revolves around people perception which blocks are better as they know phase 9 is bigger than phase 1 to 4 and quite possible population will start at one side and reach other end after 10 years.
To me it does not make difference if DHA will start development in in phase Q or H , In past phase 6,7,8 No one even remembers that which block development started and it had nothing to with future price and possession time. |

@ Jameel for you it does not matter but as a whole it does matter look at phase 7 example phase 7 R,W S,Q,T have been given possession in feb. 2014 and X,Y,Z still not given after two years. compare prices in upper vs. lower blocks of phase 7. answer is obvious. mai na mano mai na mano phenomenon la-ilaag hai |

Excellent Jameel Bhai. Secondly,we need to be realistic... rather than only optimistic.The prices really appreciate when community is establish and not many plots left in the vicinity
example. DHA phase 4, 5 , Wapda Town, Iqbal town ..and so on. Prism is just on the map at the moment and it requires 10 years to be properly populated minimum. Till that point the plot wont cross more than 2.5 crore in my opinion for top locations. |

Jameel sb very logical reply. One of the teason is that sewerage, water supply and drainage has to follow the sequence. I mean flow direction. So if they only laid sewerage in one block but it is not connected to final disposal which may has to pass from many undeveloped blocks so that sustem is basicall laid in the block but it cant be functionsl untill fully completed. |
