All you property geniuses i need your help.

Where does a file originate from? People who sell files right now, where did they initially get them from? Does DHA sell files when announcing new phases? Whats the best way of obtaining files from the direct source and no middle buyer? Please let me know this concept as I'd like to know how they files are acquired from the developing authority.

Also is it better to buy a 4 marla commercial file right now in DHA phases or should one go for residential plots/files for long term investment gains?

Lets see who helps out a brother with these legit questions :P

As per my info;First Of All DHA Buy land from the Various landlords of a particular Area and give files against these land instead of Money then these various landlords sell their files to collect Good Money into the market as affidavate, wen somebody purchase these files directly to these landlords and transfered it from DHA office den the affidavate transforms into allocation this is how the files came into the Market for trading i guess; according to my little information

So dha doesnt directly sell? All dha does is buys land against files and then develops it? How does dha benefit from such business lol.

Transfer fees
posseion fees
NDC
construction of houses fees
securities charges, flana charges etc
even DHA Reserve some land for their future project eg.PENTA SQUARE,PHASE 3 me aik mall ban raha he i dont know the exact name of that mall well these project are totally DHA sponsored
moreover, there is an example of INSTALMENTS PLOTS WHICH IS ALSO SOLD DIRECTLY BY DHA IN DIFFERENT PHASES
One thing more DHA AUCTION THIER COMMERCIAL PLOTS AS WELL

You are missing 1 thing DHA issues 1 Kanal file for each 4 Kanal land , in this way DHA keeps the 3 Kanal for Roads, Park, School and plots for Allotment and then on top of that it also collects development charges from file holders.
