It's too high prices in DHA 9 prism Lhr maybe delivered nearly 2025 for living purpose. Too risky investment in phase 9 specially in current situation of high price. It's seems same situation as 2005 buble blast.
One can't believe such a high situation buble specialy in commercial property of 9 prism.
Becareful think 9 time before investment in phase 9.
Tip of today if one understand.

Khalid bhai,
Please elaborate why is Prism commercial overpriced, what factors will bring it down and who gave you the date of 2025.
Also please guide what is better alternative than prism where investment will safe and grow over time.

Prism commercial could be over priced currently but prism residential plots are highly under priced right now in my opinion

M zahid bhai i indicate as I feel to all this bubble now it's up to person to person. If any one wish to safe investment 4 commercial property prefere where already residential have. I already face heavy loss in 2015. Go history of DHA who speed for developed phase example 6 7 8. It will more than good if DHA delivered prism in 2025.

Please be aware that if there's a bubble burst it will effect all of Lahore, not just DHA or not just Prism. Aisa na hota kay Prism crashes from 1 crore to 75 lacs and Bahria Town will remain at 1 crore. This is not how the market works. The only way a correction can remain specific to Prism is if there's a major setback in the Prism project itself like fraud, funds mismanagement etc. I doubt we will see this in Prism.

I have very little experience in commercial...however what i can tell you is Prism commercial is 'mostly' held by long term investors who are not affected by price corrections, development charges etc. They are happy with the fact that even after the ups and down, their investment will be 12-18 crores in a decade.

It is expected that market will be down in June. Currently prices are out of reach of common people. Without buyer no market can stand. Short term investors ve taken their profit and probably will be investing in stock etc. As Oil price will be up in June as well. Best time to sell has gone. Now wait for few years. I am not seeing further move in Prism prices but correction and correction till close to posassion.

I'm totally agreed with Mr. Khalid Azad. I visited DHA phase 6 & 7 somewhere in 2008 or 2009 (not exactly remember the year). The road was completed in DHA 6 and work was going on in DHA 7.
I visited again few days before and see all DHA Phase 1 to 9.
DHA 6 is well populated and some housees started in DHA 7.
DHA-8 ground work was on going.
Now you can imagine that DHA-7 development work was started in somewhere in 2007 or 2008 and now it is live able. Price of position plot is almost 1.0 crore for average plot and very good location 1.35 crore.
I visited phase -9 still fields. Did not see any sign of development work except some boundary walls. It will take at-least 10 to 15 years to develop and livable. And also keep in mind phase-9 is much bigger the phase 6 & 7.
For anyone who wants to invest in phase-9 should check phase 7 one time physically before take any decision.
I went from phase 1-2 to phase 7 in 20 min and realize that if someone physically see the phase-7 will never invest in phase-9 at this point.
This is my personal observation, thoughts and assessment. Not trying to offend phase 9 investor.

@ Khalid Azad, Prism prices are not much inflated I recall the prices of DHA phase 7 and 6 in slump time and averge Plot og prism is abot 2.2 to 2.5 X same price. [In my humble opinion Current Price of Average plot in prism is 69+ development charges, we should take into account scores of bad location and lower cutting prices].
Now If you see in lasy 7,8 years almost all properties of Lahore have gained at least 2 times, so 60+ 20 would have been good buying price for Prism.
One thing I agree that Prices a lot demand and spply than different logics explained by me and others, 8,9 years is big time a lot up and down will happen. Cool minded people like me will get chance again to buy at better price, with better ground realities etc.
At this time DGulf investors mood is Low due to fall i oil prices and job Cuts
8,9 Years is big time I can blindly say oil will gai tough high and then lows, same will happen with Gold etc.

@jameel sb, pls dont mind my comments but i believe either you are not updated of existing prices in prism or I could not understand your post. Currently average plots in Prism are traded at 85+ Lacs without development charges instead of 69-lacs. Now pls comment if prism prices are inflated or not

Dear Folks, Only one solution to your complain about prism, you all sit together in round circle and start reciting "inflated inflated inflated inflated........" with deep bottom of your heart, till this bubble of artificial prices will burst and average plot in prism will be available between the range of 40 to 50 lac.

If every one stops being emotional and think with cool head its obvious some locations are hyped in prism and to strike balance with under priced blocks either hyped locations will fall or vice versa in a year or two inshAllah.
