Transfer Letter And Registry Difference,

Dear Experts,I am planning to buy a plot in a society named LDA AVENUE 1.I actually want to know about the transfer letter and registry.The seller of the plot always says that we dont have registry of plot and it will be transfer only in LDA Avenue Office.So my question is
1.How can i make sure that the plot have no registry and if not any registry then on whom name the plot belongs to?
2.Will transfer letter is the only document to show ownership of plot?
3.Do LDA offer me registry if i want to get registry of plot and what is the process for that and cost on registry of plot ?

Please Clear these points as i am planning to take final step.
