Prism Plot price,

Prirm plot prices have gone up like a rocket. Avg 1 kanal plot price has increased by 20-30 lacs in a month's time. i just wanted to hear group's comments on this significant (to some extent unrealistic) jump in price

This is what I am talking in last post by LRE updates regarding Prism prices. That there is no comming back. Prices are going up & up. This may be the last time to catch Prism train. After RAMADAN Ticket to Prism may be out of reach for many people.

You are right. 2 months ago i wanted to buy an above avg location plot in sector F @65lac. Now i cant find any even at 85. however prices of 5/10marla have not gone up as much as 1kanal

@ plotprice Today PRISM file asking for 1 kanal is above 68 lack in the market. Only file. Now assume what should be asking for good location now onwards.

Don't worry my friend if you like to buy prism just wait for another year or so it will be same price with dues clear. Prism has no future for at least 10-15 years it is just promises for future. Phase 8 and 7 folks have not received possession yet and it's being almost 10 plus years now. Prism is just hyped by investors and everyone will see a price correction soon. Mr Surfer please don't misguide people. It is there hard earn money, retirement funds that lets invest now otherwise you will miss the train.

There is a strange phenomenon going on. Some consider prism as best and some call it worst. Can't it be a good , better , worse instead of best or worst.

It is people hard earned money and not all are experts. So please be kind to us and give rationale of your opinions.

@ Kureshi sb. I am totally fair in giving any suggestion as this is what i am doing it for myself or in better ways i am spending my own money into an investment. Many people like jk who blame me to misguide people as he himslef may be waiting for the drop of Prism prices. My Friend jk Future is in ALLAH Almighty hands. ALLAH gives us knowledge to study and than act accodingly. Its buyer will to decide what to do? Its my knowledge that i am delivering it to those who wants sincere advice. My Sincere advice is still Prism and if you want to give yours go for it. Its their will to decide and invest accordingly but dont blame other to misguide innocient people. Blaming other people does not prove you right.

Surfer Bhai if everything is in hands of Allah than why are you misleading people that buy now otherwise you will miss the train? Your projection are not accurate which is why I am suggesting keep your two cents opinion to yourself. Most of the people who are investing in prism 90 percent of them did not even visited prism and they have not even seen from there own eyes where they are investing. I have seen ground realities where I see just Phase 6,7 and 8 is so huge and undeveloped that it will at least take min 10 years for them to fully develop and our second generation will probably see prism develop. I am not criticizing you but I do care of thousand of others who get influenced by people like you and some dealers out there who are marketing prism bec they have invested it their. Mr Surfer I have over 30 years experience in Dha and I know what exactly happen or have happened in each phase 5-8 after all the development charges are paid off.

PRISM is new era of development have you ever seen in your 30 years of experience that right after balloting within few months fast pace developments starts? No never happen in the hitory of DHA. Now In sha ALLAH you see that within 4 years upper blocks got possesssion. Mark my words GOT POSSESSION. I dont wanna push someone to buy plot in PRISM. But to guide them for their better return on their investment. I myself dreamed a house in PRISM & In sha ALLAH by the grace of ALLAH one day i got my dream fullfilled not my second generation because i have not even enough money to buy in Prism. I did not challanged your experience but this time may be you are wrong. A man cannot be perfect all the time if he is a man. I hope you dont mind my post. But your apology regarding your previous post is still due.

JK prism prices have gone up steadily and no denying in that. Its a town with in town and its prices are half of phase 8 so future potential is there.

Hassan you can never compare phase 8 with prism. Have you visited both in person phase 8 and prism? Did you time the clock how long it takes from both places to allama Iqbal international airport? Bhai I was in Dha office do you know Hasan how many transfer are getting done these days for prism ? Do you how many investors from Dubai and USA have invested in prism and what will happen when they will move there money?

Theres no dount prism has gained alot in last few years but it may get some correction now.
And hoping it to be developed in three years is an immature expectation.

Surely prices are going up in Prism.
Average rate ,phase 7 plot is 125 lacs.
Average rate , phase 8 plot is 175 lacs.
can prism cross this mark in an year or so?
Do experts see this NORMAL?

Thanks fair point I am not doing any point scoring at this platform and don't have any personal agenda here. I just request the reader to please use there own minds and brain instead of hype created by few people, dealers and few foreign investor. Yes prism will be good investment or place to live after 15-20 years but in today's date there are many better option in Dha in the same price range to live and build a house. People don't realize every single time dha launch a new phase they create a big hype with lots of promises and same dialogue that we learned from our past this phase will be develop in 5 years and now people in 6,7 and 8 are waiting over 10 years just to get possession. Prism turn will come at very last when all the above phases will be developed which will at least take another 10 years. Plus people don't understand no one is touching prism bec it has become a liability with the development charges. If some one is so much in love with prism than best time to get in after all due are cleared.

the popularity and future of prism can be guaged by the length of any topic started on this forum. while questions regarding anyother property within or outside DHA fail to attain so much interest. I missed the train of prism and regret it

key take outs are:
Prism is a profitable investment (5-7 time frame)
Prices are somewhat inflated in avg to poor plots at the moment. hence correction is expected before Ramazan
prism deveopment will be fast paced due to high development charges. however i dont see prism full developed in 4 years as promised by dha admin (5-7 years is a realistic time)
For those who are looking for a good plot at right price, i believe they have missed the train
for those who are looking for an above avg/better plots, they might get a chance this year (near Ramazan)

Isnt it normal to invest for good returns ? I m from dubai with long term plan of investment which i have in Prism.

Everyone is mature enough and think twice before investment with best possibel returns, dont you think investors will try to do everything that he can before investment ?

Secondly, once you are able to see development in DHA, its prices are already at very high level than that time when we dont see things and obviously we believe it to invest just becaus of name tagged DHA.

If you think you advise better than others, please come up with better options within the same post that requires the sam budget and approx equal return of investment in same period. Obviously no one can clearly mention exact returns but past helps to assist for a reasonable assumption.

But still yes phase 8 is deep land and I am in Lahore and all I see Prism in terms of transfers and deals. Once ring road made all key points will be accessed very easily.

You keep on writing same mantra will not help any one. Give us other good options and alternates.

Mr Surfer if my apology make your day than I apologize for being upfront especially if you are planning to build a house. But the only way to predict future is look at past. I understand you have a investment in prism. People who lives in wapda town they always advocate that wapda town is the best but mr surfer no matter what you say I am sorry I can't buy it. Yes in my 30 years experience I have seen right after balloting they started some initial work which is still now ongoing. You like to build a house in prism in four years I really wish it happens but I am certain you won't even get the Possesion for at least 12-15 years you mark my word as well. Like I said I did not mean to offend you but I do have the right to express my point of view for a phase who is over hyped over priced by investors and also Sir you also mark my word as well that this prism will become prison for most of the people who get in now at this price because it will take them at least 5 years to recover or make some little profit and exit out of Prism. All I am saying phase 7 and 8 are far away much better investment and place to live and unlike prism they are not just long term promises which record show consistently that Dha never fulfilled. Please ask someone history about phase 4 , 5 as well.

Lucky ones are those who bought prism one kanal file for 43 - 50 lacs. Please note I have nothing against Prism. I have investment in Prism as well but I will never ever purchase one kanal or 10 marla at these prices. Yes 5 marla plots still are reasonable. My only request to the readers is before you invest a dime in Prison sorry I mean Prism please personally visit Phase 7 and 8 and even 6 and I can assure you that you will think 10 times before spending a dime in Prism. I have large investment in Prism bec I bought few one kanal files for 19 lacs each. A very good location plot in Prism Max it should not be more than 80 lacs at this point. Plus location wise I rather raise my family at a place where we have Knowledge park. Kidney center or BRB Canal instead of Solo Park, Hudrain Drain.

Hassan I am not debating with you. I have my own opinion. Hassan I am not sure why people spend hours and hours supporting there phases and investments. We are here to make money. These phases are not our kids that we should get personal. I visited both prism and phase 7 in person and based on my experience and analysis Phase 7 plots will cross 2 corors in 2 years and phase 8 "W" BLOCK will be over 3 Cor just in 6 months. Hasan no one knows the future up and downs of the market. Few things are just seasonal or just based on hyped but I am passing you my opinion based on facts, realties and experience. No matter price of Prism Plots are right now BUT in long term after 5 years Phase 7 prices will be much more higher than Prism. (Don't forget I have my own investments in prism too) Phase 7 have so much room to grow that you have no idea. It takes less than 5 minutes to drive from phase 7 to phase 8. 15 mins away from Airport and in my opinion prism location is no way near to phase 7. Please don't kill me but I strongly feel that way.
