Hello property wizards,
I was amazed to see the price list of defence raya phase 3. I just dont understand how you expect someone to pay 6 crores for a 1 kanal house or 11 crores for a 2 kanal. Are the floors and walls of this project plated with diamonds? Is the bathroom made of gold? At this price only Mansha, saigols, and other pedigreed family can afford such houses. i mean loadshedding will also take place in defence raya. This project is insane and i dont think there are many people who'd pay such kind of money for a house. And such prices coming from DHA is even more depressing.

Prices high due to golf view only. Green environment. There are lot of people who will buy these houses for living. Price does nt matter for them. |

People who have more money are more sensible and dont waste money for illogical deals. I dont think DHA would manage selling even a single unit. |

Yes people who own pumps and industrial factories have that kind of money to fund these houses but please tell me why someone so rich would want to live in a 1 kanal or 2 kanal house in Phase 6 in between a golf course that is fairly new. I think DHA is charging crazy money for something thats not worth much. Penta apartments are understandable even though i thought they werent worth what they were sold for... But defence raya is literally over the reach of many upper middle class or lower upper class. Every other class wouldnt want to live in a gated community inside dha. Ever heard of jahangir tarin wanting to live in raya? People who have such money dont need DHAs brand name to construct a palace of their liking. |

Apparently prices looks quite high for residential villas as well as commercial plazas but lets see how DHA advertise/market it to attract the customers. Project is offered on installment which is positive point. |

Houses in top notch secure gated communities like sarwar colony in cantt are 13 crore for one and a half kanal house.There are 300 houses there. Issue with these dha houses will only be that no one will trust constriction quality given very poor job done one first two phases. Otherwise its a beautiful secure
Community where kids can run around and play on the street which is very rare. |

Just for an idea. Please compare price of one kanal house in DHA 5 or DHA 6 with Defense Raya. Then it would be easy for you to understand the mechanism of pricing. |

Phase 6 is the future of DHA for the next 10-15 years. There is no doubt about that. It is in the centre of phase 5,6,7,8 and 9 Town and will be the hub for all the commercial activity. Consequently, you will see all attached phases to benefit from this tremendously. It does not make sense to have market value transactions at less than a minute's drive for 3 crore (assuming plot value half of the total 1 kanal house price: 6 core) where 1 kanal 4 lanes down the road in Phase 7 W block is currently traded at 130 lacs. Phase 7 and phase 6 around golf course is bound to rise once commercial activity begins. No wonder starting blocks of phase 6 have crossed 250 lacs per kanal.
DHA always manages to sell and if they managed to sell both phase 1 and 2 of Raya homes, they will definitely be able to sell phase 3 otherwise they would not have launched at this price. |
