DHA phase 9 price direction,

will experts or people with recent slae and puchase will discuss with is price direction, of an avergae plot in Prism,

Few days back my friend got estimate of a Plot which is On back on Main 1500 feet road Corner in Upper cutting F Block near school and estimate of 70 was given, If that is true then price has reversed, As such a plot was about 75 to 76 lac 2 months back

O bhai i'm unable to lock a reasoable deal in prism in upper blocks for the last 2 weeks as every time sellers run away once i meet their demand and you saying prices reversed??

Currently people consider Prism as liability with all the ongoing development charges. True Price will be determined after all dues will be clear in near future.

The one I bought in F block 8 months ago has shown appreciation of 28 lac.

For Good location plots there is no reversal as yet.

For Orchard , C and D block are the hottest. Truly they have gained 20 lac in last 3 months.H and J are also good but C block is the best.

Answer one question why for all these years phase 8 increased more then 7 even IVY increased more then 7 even prism increased more then 7. Why only 7 looks left out why

Why DHA PHASE 8 which has no possession avg is 2 crore
Vs
DHA PHASE 7 with possession but near brb is 1 crore

That prices possession not only imp thing.

Sir you will see just in matter of max 2 years phase 7 plots will cross 2 corors. There is lot going on in 7 including knowledge park, kidney center and many other project. Every one takes about brb canal which really could be weekend hang out activity far much better than drain followed across the prism everywhere you go. Phase 7 is the best investment at present

@ MNQ I purchased 5 marla good / above avg location @ 27 lac in J block near 318 two months back
Now I am unable to buy another @ 33
The same increase is in R block
Ppl have made millions not only from prism but from many others schemes

Simple q I asked

Why only PHASE 7 has lost to all new sectors

PHASE 8 launched after phase 7 but more price them 7
IVY launched after phase 7 but already prices bearing phase 7 when just boundary done


Look I have not even mentioned PRISM yet.

Do you think ppl some how always forget 7. Reason is market knows every thing.

Okay now please listen to my answer to your question which is logical and based on facts just not emotional love with Prism. Phase 8 better location and closer to airport than phase 7 which is why phase 8 is better than phase 7 otherwise phase does not have oil or gas mines. So this answer to one of your question. Phase 7 is a phase where people buy to build or plan to build house. They do realize that it is hardly 5 mins drive from phase 6 and 8 so they prefer it. Reason phase 7 prices are not over inflated because it is not hijacked by foreign investor from Dubai and locals. Sir with all do respect do you know that phase 9 prism prices are just artificially raised by investors especially from UAE where property value significantly declined and they end investing in Prism. How do I know bec data based on Dha office. Your third question. Prism will never be more than phase 7. Just wait 2 years when phase 7 plots will be much over 2 corors and prism prices will almost be same as today's price with all dues clear. It happened in phase 6 phase 5 as well and trust me prism is no different. It is simply a project which our kids or grand kids will see fully developed.

@JK best logical explanation on Ph7, ppl price of ph7 already in 1.5 range in 3 blocks where houses are being constructed and 1.2 in adjacent blocks, it is at the stage where ph6 was 6 years ago, if Prism train is so fast why hasn't it appreciated after so called wall. DHA9 town prices are stuck even after possession. ph7 is adjacent to ph6 and nearer vs prisim goes down the drain of ruhi naullah, hudaria drain and stench of tannery factories, vs ph 7 near to a canal soon people when visit in hot weather the prism will smell the difference

I bought two plots in last few months and can tell you my experience is that there are not many clear plots less than 80 in the market.To prove my point i would insight that prism file price is on the increase and you will see a jump of 10 lac from current price in couple of month. For my last purchase i paid about 8 lac more than the asking price. I endorse Zain's point of few that as soon as you meet the demand then seller runs away and start asking more.
Here people start to curse prism who have missed the train that possession will be delivered in 15 years or 20. Those who are investors not home makers are not bother about when passion is delivered till work is started and progressing on good pace. Few things have changed in DHA over a decade when Phase seven was launched. DHA town planned and delivered, Phase 8 balloted in March 2012 and progressing with good pace. Ivey green is in progress and will not take 10 years like Phase 7. Market correction can happen along the path of delivery but with so many good things of Prism, it stands out of other Lahore projects, slump will not hit badly to it.

JK lol after 10 years of phase 7 if you feel it will compete with PHASE 8 or IVY or PRISM don't you feel as investors you have made bad decisions.


Still not too late switch so you will feel less angry towards other happening phase.

Ok one other stat last 5 years all sectors land fed and there prices have best phase 7

DHA PHASE 8 beat 7 avg price 2 crore
DHA EME beat 7 avg price 2 crore
DHA IVY beat 7 avg price 1 crore plus just launched last year
DHA RAHBAR beat 7 avg price 1.75 crore launched 5 years ago


no mention of PRISM yet 7 looks lower as a investment. Why because investors know where the action is. Now stop being complacent and sell and switch.

All phases of DHA LHR has given good return. When phase 7 was launched average price of file was 25 and now kanal plot price is 125. It means a gain of 500%. Who says it is a bad gain. Now obviously phase 9 is focus for investors and will make money with the passage of time. For people who want to build house in next 3-4 years phase 7 is a good choice for them because they cant do this in prism. But for investors who are not looking to build house in near future for them prism is an ideal place to multiply their investment.

Okay Sir I will explain again. First I never said Phase 7 will beat phase 8. Phase 8 is pricy because it is closer to the airport etc as compared to phase 7 so you are paying a premium for the location not bec Phase 8 has gold mines. Secondly You talk about IVY. Please check the statistic data and prices again. IVY prices are not more than phase 7 but comparable to it. Reason? Because both of them have same comparable and distance from the airport. Now lets talk about EME and Rahbar. If you are a true lahorie than you should know why people choose to live in that location. Most of the people who live there I will say 75 percent of them living in Rahbar, EME area are NON-Lahorie who always dream of having a house in Lahore as well. They don't want to live in proper defense because they want it close to motor way. And the remaining folks are Tajarat community. Mechanisim of the market on that side of Lahore is very different than remaining Lahore. You are not comparing apples to apples. Now the third thing and I will like to make it clear. I never said Prism is bad project. All I am saying that Prism is very long term project 15- 20 years. AND Prism prices can never cross Phase 7 once dust settle down with all the on going charges in Prism. It is way overpriced and I do understand phase 7 might be under performing currently but in next 2-3 years prices will go up significantly high. Why. New shopping complex/apartments, Kidney center, Knowledge park, 5 mins away from phase 6 and 8 and 12 mins from the airport and lastly Phase 7 is a reality no future promises in maps which will take 20 years to come true.

Sir I will also like to share that I have investment in Prism. Like I mentioned earlier I bought prism kanal files when they were 22 lacs each so it does not matter to me but I will NEVER spent 80 lacs or currently get in into Prism market right now at these prices. May be two years later when all dues are clear. Point is Prism has been very kind to me but that does not change the facts.

Here is the answer Sir - These are not excuses but FACTS . Not just mine but everyone opinion who is not emotional about Prism. I could say the same about Prism that Prism is not our kid either. Sir like I mentioned I already have investments in Prism and Phase 7. You are telling someone that I am not a good investor who bought Prism kanal file for 22 lacs and Phase 7 file for 26 lacs. Please re think Sir. If you are going to have a conversation based on logic and facts I can continue this discussion but if you are just un realistic talk about long term 15 years paper plan than I cant help. I answered to every single scenario you asked in your previous email and you asked me the very same questions again. I suggest you read my previous mail again. Sir IVY is a project which is almost neglected by people and DHA is doing everything they could to promote it because of its poor location. Sir you cant compare Rahbar/EME side of Lahore with Prim or 7. I explained that as well. You think Prim is going to cross Phase 7 prices I cant argue but I will never invest in Prism "Fairly tale" project at these prices or even recommend anyone.

@ JK Please sell ur plots in prism and do invest that amount in ph 7. Surely u will be benefited more. Carry on with good job & do not waste ur time and money in a 15/20 years long term paper plan. Good wishes for the best investment in coming days.

Sir My Prism kanal plot is already in the market and I plan to buy inshallah another plot in phase 7. I am not in a denial mode but in "lets face the reality" mode. Through out my conversation I never said Prism is a bad project. All I said it is good investment for our next generation when Lahore will be so congested in 15-20 years people will not even mind living next to the drain.

thanks Reborn. I went to see IVY all the way from New York. Location is horrible. All you see is just one sign on IVY green with no roads. Infact you cant even take your car and one of my dear friend was debating with me earlier that prism will be developed in 4 years.
