Prism Development Time Frame by DHA

Can any one advise what was the time frame told by DHA before ballotting for completion of development works in Prism

My Brother Danial and others, we humans cannot know future what will happen, So With the past history of someone we can predict the possible future,I remember Ph 8 ballot was in mar-2010. and I think possession can start with few blocks in 2017.so 7 years for not very big phase.Ph 9 is big and if the ballot was in 2015 june, than expect Possession starting with few blocks in 2022 or 2023.If I am missing anything please correct me.

@Ahmed. You are absolutely right considering the past track record. But if DHA has some different plan to do it quick and if stick to its then time line can be shorter also?

Too much higher development charges of prism are the proof themselves that dha will develop the phase in 3 years at the most.

The biggest issue for delay in phase 8 development was its deep land which is not the case in phase 9. Most of its land is levelled and ready for development. With more development charges and latest technology and resources as compared to past one predict a shorter time for development. Rest Allah knows the best.

@RA then u don't know the reality
Phase 9 is 20 feet deep at some places
It's master plan delayed and the reason was its very expensive to raise level at most of points. It will cost them 40 billion if they raise it for development.
And this us the reason we have to pay too much development charges.

Broadway 4 Marla 1.55 to 1.60 crore
Broadway 5 Marla 1.65 to 1.70 crore
Broadway 6 Marla 1.70 to 1.75 crore
Broadway 8 Marla 2.25 to 3.50 crore

8 Marla commercial plot allocation files of Broadway commercial are also available from Lahore Real Estate. There are 20 lacs development charges on these files. Ballot could be held any day. Files are available at 1.45 crore to 1.50 crore.

There are plots that are under litigation in Broadway. Buyer must have a verification done from DHA Lahore office by paying Rs 650 fee for any litigation or loans before a deal is made in Broadway commercial.

Sir do you think Broadway is still a good investment option? after the current layout of the ring road? Moreover the already established enough commercial and MB will not diminish the value of Broadway?

Avoid Broadway commercial plots if possible as there are litigation, ring road improper access and smell of Nullah type issues in some plots. Go for many times larger (6.6 km )safer good looking better access centrally located commercial area plots of DHA Lahore 6 MB orMB backif your budget is lower.Or buy Bahria Town sector C commercials.

Hi,

I paid 2M PKR in August 2007 to DHA Lahore as 1st installment for a 8 Marla commercial plot on Phase-VIII Commercial Broadway. Within a few days, I realized the devaluation since DHA started allocating plots to “powers that be” hence the devaluation. I never collected membership form and requested DHA to cancel my plot reimburse my 2M PKR after deducting 20% penalty as per the rules and regulations. However, DHA categorically denied the cancellation and is still not willing to reimburse the amount.

I am in court over this case along with 16 other effected people having more than 24 commercial plots on Commercial Broadway.

Need advice from Gurus out here on the next step.

DHA Lahore phase 8 future

Dear Chaudry Sahib,

It would be very nice to get some adviseon the future of DHA PHASE 8, specially the commercial plots. My concerns are

1) nearly how long we would have to wait for the plots to be delivered to the owners.
2) Is this a good Phase comparing to the rest of the DHA lahore PHASES.
3) Practically when this phase will be liveable. and also the enterance to PHASE 8 Lahore is good or there are somedrawbacks for this phase.

simply the BEST Phase of DHA .

I think DHA phase 8 plot in CCA1 or CCA2 are good investment but DHA CCA6 is far better option because its ready now.
1) My estimate is its 2 to 3 years wait to get a ready to construct plot in DHA 8.
2) DHA 8 location was good and hope was that it would be the best phase. But when map of DHA 8 was release its had all villages still on map and has no plan to clear these villages. In past phases DHA admin bought and cleared many villages in DHA 6 and even in some parts of DHA7. Due to many villages and few graveyards in middle of many blocks DHA 8 plan is not looking as good as DHA 5 6 7.
3) This phase will be livable in 5 years at max. Entrance is very good as two ring road interchanges connect to DHA 8.

Best block is W and second best block is T. lowest priced block is S where you can buy a plot in 40 to 45 lacs.

DHA Valley.

I have DHA Islamabad homes 8 Marla. I have no idea as when this project is going to finish , even when the last installment will be on march 2012. I have paid more than 6% of the installment.and still no news for the DHA islamabad Plnas for the DHA homes.

More Over the DHA Valley is still even more worst as this Scheme is a vary big scheme and still no signs except the DHA expressway development.

Can You please advise on the future of these two schemes , Or the answer is only to wait and keep on paying the installmetns and wait for 5 years more.

Any Advise is appreciated.

I visited the site my self on 5th of feb. 2011. I saw an speedy work in progress and definitely it will take 2 or 3 years more as the project is so big. Anyhow i saw some complete plots at the site. I have one 5 marla plot of mine too. Inshallah you can crop profit in this investment.

I too visited DHA Valley on 5th Feb. I own a plot in Gloxonia block and before visiting the place I had decided to sale my plot but after viewing the speedy work and a chat with an engineer and surveyor (through some reference) working in DHA Valley now I have decided to have this plot. They told me that some investors are spreading the rumors about the investments in Valley/Homes and misguiding the people. They are buying the plots in bulk on even half rates. They know that after couple of years it will start giving fruits. I suggest to all my brothers to not to sale their plots even on little profit. The blocks around the DHA homes have been leveled and will be ready to handover before the others. My block (Gloxonia) will be developed afterwards but I am still sure that I will have no regrets in having this plot.

@ salman Q. its heartening 2 know that. however, i visited dha homes recently where good work was in progress. But i could not see any development work regarding plots in dha valley.
