Khurram Good Job done. LDA should now take drastic action against defaulter societies. This is clear human right violation issue where innocent people are being cheated. Regulators who are suppose to guard the interest of people should take very stern and speedy measures to avert such misdeeds beside educating and informing the people. Honorable Courts should also take notice of such like violations like the one they have done against CNG Stations.

In today's Lahore market, what is the cost of building a 2 story 10 Marla house (typical # of bed & bath rooms) with a decent design and decent material ?

Assume I will shop around and buy material on my own.

May use wall papar or 1 ft. x 1ft. foam filled cloth segments, silmilar to chair cushion, as both are 'in' now a days, otherwise lighting energy cost will be double alongwith other problems

@bricklover, if I were at your place, I would...

• have masons take extra care for acceptable look without plaster, with better quality of bricks and mortar

• depending upon desired flatness, may grind the surface

• apply deep penetrating solution of sodium silicate (market name "water glass"), 2-3 times with some gap for drying

• if the surface is flat and glossy look is desired, may treat with epoxy polish or common wax polish

Sodium silicate is safe, durable and widely used for similar purposes in west. It would not noticeably change the look but would considerably reduce porosity, which would reduce potential to hold stains, molds and other unhygienic residues.

Friends facing seepage problem can also try sodium silicate treatment, but it must be let penetrate deep into walls or floors.

CDA Islamabad is the most corrupt authority working under the unbrela of Bureaucrats, Big Politicians, and Army Officials.

Army is the most benefited institute of Pakistan and Islamabad. The prime most locations of properties in Pakistan all cities including Islamabad are with Army,

Civilians are just stupids.

Army is the best real estate institute along with Malik Riaz. Congratulations to both.

E-12 very low hopes that it will be developed soon. Now all corrupt mafia is looking to announce C-13, C-14, C-15 & C-16 to make more money to fill their accounts.

Shame on CDA

CDA Islamabad E-12 Development

Next sector of CDA Islamabad has to be E-12 for development. If CDA don't start development in E-12 they have already lossed their credibility and it would be a final stamp on CDA as corrupt authority announcing sectors but not doing development.

No one will accept any further announcement of new sectors ...first they have to clean their old mess..

People are in grave situation after waiting for more than 29 years to have possession of plots.
CDA is labled as the dirty and lazy authority of Pakistan

My cousin is in CDA as Director of Roads and according to him it's not going to happen becasue CDA doesn't have posession of Land yet and it won't happen any time soon.

solution for Small Ants on roof

Aoa,
I am informed by my tenant that there are thousands of small ANTS (cheyountiya in urdu) on ceilings of my house, its so annoying and sometime the roof color looks like brown instead of white because of these ants. although i haven't seen it myself but he was saying that they are coming from the Fan ceiling sides (jaha fan laga hota hai wo jaga fanbox ke liye jo hoti hai)

construction completed around 10 months before,

what could be the reason, is it dangerous and whats the solution. (the bricks used in construction was of good quality).

Instead of bothering you about ants invading the house, your tenant should look around the wiring pipes on the roof to see from where they are coming and just block that opening. Ants in the rainy seasons are everywhere in and outside the house. Simply sprikle DDT at few places and they will disappear.

Yes it's very effective as suggested by ZA. Better add equal quantities of suger, boric acid and powdered milk. Make small tablets and spread them near the walls and corners.

I amd working in Blue area Islamabad.i plan to buy an house/plot for residence purpose.my total budget is 80-90 Lekh.kindly advice me which one option is better for living and investment purpose ( future gain against this invesement)

1- Buy a 25x50,30x50 old house in G-9,G-8.which is close to my office and all fasilities are alreday available.
2- or buy a plot in surrounding area and construct him byselves, like G-13,g-14,PWD etc...

u can surely get an old house in this budget in g-9,g-8 but you will have to look for it.

but PWD bahria dha are in zone 5 they will be very far from main islamabad zone 1 or your office in blue area.

If you have a car then consider zone 2. B-17, D-17 Margala view, G-15, F-17, etc. This will give you nice shelter and Lucrative profit in next three year or so.

I was living in Islamabad last year. There was a newly constructed house on back of my house lane in G10/4.. the area of that house was around 25*50. The asking price of that double storey house was 110 Lakhs but it was a year ago not sure how much its going to worth now. Even though that house looked good from outside, but the quality of construction inside was not much of high standard. Also, its location was not prime. It was an ordinary locality.

One of my colleague bought 3 Bedroom apartment in F11 in Al Safa 2 building. It cost him more than 1 crore.

The prices are insanely high in already developed old sectors. With at least 1 Crore, you have these options.
1 Buy a small old house in G9/G10/G11 sectors
2 Buy a good apartment in F10/F11 sectors
3 Buy a good house with 10 Marla are in bahria town/DHA etc.
4 Buy something in developing sectors and build your own house (it will take time, but is the best option i think)

buy a 40*90 plot in g-15 and construct house
OR
a small plot in g-13 and constrict house.

both are good available options.they can give a better return if u just construct a house and then sell it.

Dear Kaleem,

I was in a similar situation an year ago, i bought i kanal plot in Defence phase 2 following are the pluses.

1) I Kanal, 45 to 50+, plot value.
2) Single story construction 40 + depending on covered area.
3) Large area
4) 24 hours security
5) Good community
6) People living around you are educated, nice families
7) Brand new house, lots of space

the only draw back is long distance to Islamabad, which for me is bearable considering all the above pluses.

Believe me i have lived nearly 20 years in G-9 area following are some points.

1) 90 to 1 crore you get an old house of 25 * 50
2) Congested area
3) lot of Afghanis in G-9 area.
4) A lot of robberies, Un-secure, specially G-9.
5) G-9/4, G-9/2 and Karachi company area, too much commercialized now
6) A lot of homes turning into boys hostels e.g.
7) Cleanliness , not very clean.
8) The homes near the markets are now mostly owned or rented by shopkeepers, so un-educated families, you get the idea.

so think twice and thrice before bying only due to be near to you office, one more thing is that the value of these homes is already at the max and will not appreciate compared to newly developing areas like DHA, bahria etc..

liquidity at desired time can be issue in real estate, It is advisable if you nee Cash after 3 years the Better invest in some Islamic Bank or National savings, Sale Purchase margins CVT , stamp duty etc will erode most of Your gain if you want to sell in 3 years, And just remember to sell at right price is Much difficult than buying

There doesn't seem to be any progress or development in near future because of slums and encroachments. Even if the sector is fully developed, its fate and condition would not be different than that of I-10. The later, I mean I-10, due to shabby dingy streets, poor maintenance and negligence by CDA has become a part of Pir wadahi adda .......... :)

There is no option with CDA but to launch these new sector But a corrupt and a government with looting objective can not do this. I believe in stead of F-13 and E-13 they will go for C-13,14 and D-13,14 but prior to that CDA has to do E-12.

but not in this government time "Lets make a CHANG first."
