I was in a similar situation an year ago, i bought i kanal plot in Defence phase 2 following are the pluses.
1) I Kanal, 45 to 50+, plot value.
2) Single story construction 40 + depending on covered area.
3) Large area
4) 24 hours security
5) Good community
6) People living around you are educated, nice families
7) Brand new house, lots of space
the only draw back is long distance to Islamabad, which for me is bearable considering all the above pluses.
Believe me i have lived nearly 20 years in G-9 area following are some points.
1) 90 to 1 crore you get an old house of 25 * 50
2) Congested area
3) lot of Afghanis in G-9 area.
4) A lot of robberies, Un-secure, specially G-9.
5) G-9/4, G-9/2 and Karachi company area, too much commercialized now
6) A lot of homes turning into boys hostels e.g.
7) Cleanliness , not very clean.
8) The homes near the markets are now mostly owned or rented by shopkeepers, so un-educated families, you get the idea.
so think twice and thrice before bying only due to be near to you office, one more thing is that the value of these homes is already at the max and will not appreciate compared to newly developing areas like DHA, bahria etc..
