A lot of knowledgeable persons are contributors of this site. Mr. SubCon has put very convincing comments for commercial investments in future regarding on line shopping. Still commercial is sought investment. My view is that there must be one ratio or multiplying factor between commercial and residential which is KPI (key performance indicator). Say 5. If commercial is available less than 5 times residential. It must be bought. If it is available more than that then residential should be bought. Comments from all gurus specially Subcon, Shah, Ahmet Kildier, Jameel Moghal, Habib, Yahya are requested.

yesterday in SGM of SL2 it was decided that it will be called SL1 extension. I k will get 14 marla, 10 marla will get 7 marla and 5 marla will get 3.5 marla. Also 50000 per marla development charges. For submitting 1 k file get 4 marla commercial with 20 lakh cash in 1.25 years. Remainign development will be done in 3.25 years.
Some says Khwaja sad rafiq behind this. he want sl land for marriage hall and other activities. God knows better.
DEAR CMY sahib can u shed light now what will be price of 1k (14 marla phase 1 ext) file? will this management waheed shahzad is sensor to develop the society? or they are digging gold from sl2 members. Plz send a detailed reply.Special now what will be the future of SL?
We affected of SL2 will be thankful.

Air Avenue vs DHA Phase 7

Dear members and LRE,

I have one in air avenue (1k) and other in DHA Phase 7. Both are priced nearly the same. I need to sell one of those. Can anyone advise which one should I retain if I need to get maximum gain in future?

Air Avenue is far better than Ph 7 in my view.

Air Avenue will never attract attention from builders/investors and people will always have bias to be in the real DHA. There is a reason why despite the location, both plots currently have the same price. Once more homes get constructed in phase 7 and commercial plazas built in Golf Raya, phase 7 will be grow a lot more. Also, you can not compare Phase 7 and Air Avenue development. Phase 7 is far superior.

Phase 7 kanal plot will cross 2 corors just in 2-3 years. These are not my wishes but based on detail in person research and analysis.

Mr Advice seeker, Market perception and resale point of view wise DHA 7 is better and have potential to grow more. However Air avenue is better option for making home. If the chances are 90% that you will not sell house then make home in air avenue.
The catch is Growth is more in investment type of product and less in areas where people start living and 50% houses are 5+ year old. Though later are always better for living

Anyone have any idea about tanneries on south border of prism? Is dha in negotiations about relocation? Waste from tanneries is highly toxic - surely dha should consider this?

Along this drain there are lots of factories on both sides & its an Industrial area. Factories are sitting here for decades. Highly unlikely that they will move, even Ring Road changed its map because of the factories.

DHA must take early steps to relocate tanneries otherwise severe pollution crisis for residents will appear as it happens in HAZARIBAGH -Dhaka where chemical and fumes causes Asthma / Tuberculosis ,skin diseases and many lung diseases to people living around these polluted areas. Department of public health and safety should take early action against this menace to save specially children from dreadful effect of tannery pollutants.

Seeing the history of DHA, its unlikely that will take any steps ? I mean what they did to stop the stench of Rohi drain ? Sadly nothing ! In fact built some blocks of phase-2, 4 & 5 along it. More amazingly they built LGS & Beaconhouse Schools along it. The stench in this area is unbearable, i wonder how these schools are coping with it ! Also its hard to move an established business especially a factory which has a whole production set up.

The factories along Hudiara are long established. Some are of powerful houses like Nishat. I think DHA does not offer them very attractive deal that make them move. Packages is still at its place. DHA allots near to factory plots to civilians.

Boundary walls are complete as much as I saw. I checked with some subcontracted developers there and most said that development will begin from 10 different places. So I don't think the current price difference between the upper cuttings and the rest of the locations is justified. The lower locations should see a bigger jump this year than the upper blocks

Dear Ahmet sahib few days back i went to Prism on motorbike, i was searching the logic of difference between upper blocks and lower blocks.

Sir i come to a point that land of upper blocks is clear and lower bollocks have disadvantage of small and medium size industrial units are them and when Prism will be developed they will have more environmental impact on lower blocks then upper one, thats why people who want to make home always prefer uper cutting like, A, C, D, Q and P.
