Prism 9 !!
Dear CMY and LRE team
We were expecting possession august 31 as per your reports
Where do we stand now regarding possession of APQR??
Clearly not happening as you suggested earlier
What is the time line expected now ??
By December 2021 any hope ??
We are so fed up with waiting for so long
Files of prism were launched 2005... its 16 years now
How can one expect any different outcome with phase 10 ?

Any updates will be appreciated!

No investor of prism will speak the truth. In reality possession will take another 1 to 2 years. It will be livable after 10 years

By looks of it, DHA is readying prism for possession. I was frequently visiting phase 8 ivy green as I had overseas friends who had invested in it and I told them that possession will arrive in summer 2021 (july probably). Guess what? It arrived a month earlier. How did I know? Because DHA's last few steps is to put finishing touches on electrical work (poles installation) and gardening especially along main boulevard. DHA is already doing both. By looks of it, they can give possession of A,P,Q,R anytime between now and December but I think to be conservative, I say wait till end of December because by then 99% possession should have arrived. I don't see any reason why DHA should delay possession for these blocks and even if worst case scenario 1% does happen, then possession could arrive latest by march-april 2022.

In my view, parts of blocks and A and Q bordering shuhada town and Askari 11 will already be liveable but rest of prism will take time to become liveable as construction will flow from A,P,Q to beyond. Still I expect a good flow of construction because prism is special block to get advantage of existing population nearby. Phase 6,7,8 were totally unpopulated when got possession and only when DHA office shifted to phase 6 did phase 6 begin to flourish. This is true ground reality. Prism is the future.

This is just cycle of DHA. It takes a lot of time to develop a full phase to possession. Fact is DHA Lahore has become so big that now DHA has two huge sections, development and maintenance of already existing phases. A lot on plate of DHA to handle at the same time and even with 'fast track development', one phase takes years of hard work for possession to arrive. It is different for smaller DHAs as their projects are relatively smaller and new with no need for maintenance right now.

Phase 10 will take similar time as phase 9 prism to develop, it is normal and a fact you must accept. Once you have been in active game of real estate long enough, you will understand.

Hate is too strong a word to use. Prism is a great phase. The issue again - which blind lovers fail to comprehend because of their misplaced emotions - is the delay and the misplaced hype. Rational people do not hate. Jilted lovers do

Not blind love here, only realism. You can read my personal visit post again, does not get more real and non-emotional than that. Mr Alpha, I am once again advising you to move investment from phase 7 to prism otherwise the train for cycling investments would have totally been missed. Even Multan, Gujranwala are better investments than phase 7 right now. Prism market is already down and slow and a better time for buying won't arrive than this.

Mr. Arhum - I believe there are capital gains tax if the holding period of the investment is short - which increases the cost of cycling the investments. Does CMY sb provide active management of real estate assets ( plots ) ? Does he only provide to his friends or can I turn up at LRE , give power of attorney and he keeps cycling it for a management fees ?

Good analysis by CMY sb. I think its time to book profits. Amnesty will end in June and interest rates would go higher. On ground plots might not lose much but non possession will go down and that includes prism as well.

Someone quoted me 450,000 for a new floor plan. And 300,000 if we reuse and existing floor plan and make some changes to it.

Need input from experts on this price range?

don't compromise on architect. when spending almost a crore on a house, spending ~500,000 won't ding you. you would appreciate the house you either live in or someone else would appreciate what you have done. get a good architect and get everything done nicely.

sk, I agree but I'm trying to know the prices here. Someone quoted only 80k, another architect quoted 250k and another quoted 450k. So what I need to understand is why the prices vary a lot?

Also the company that quoted 450k, will only design the floor plan structure and front elevation.

But the company that quoted 250k said they will also include complementary interior design and will get approval as well from dha.

Btw all above companies are not authorized by dha.

My point is, I don't want to spend too low or too high. I just want to pay what's the normal market price.

Paying too low possibly means architect will be bad and paying too high sounds like a rip off.

its depend on architect past performance & experience and completed projects. You can also get floor plan in 20,000 from fresh architect. Please go for experience and reputed architect. usually design fee varies from 2 to 5 percent of project cost.

I got mine made for 1 kanal dha for 50K. The design was exactly what I wanted. So it depends. Just shop around.

Phase 7 and Phase 9

Hello,
as market is slow, Phase 7 is under the useable property while phase 9 is still in developing phase.
How they will perform now? is phase 7 a good buy now.

I know there are many prism lovers and location lovers, but i failed to understand, only one proper prism entry which is from H block, B Block entry is small, 80 ft road connecting prism and from M Block ring road again congested.
Another entry is crossing the DHA town.

for instance in budget of 140, how we compare phase 7 and phase 9. experts opinion.

Sorry some thing to add, it looks like in Naya pakistan, interest rate is too high which is killing the investments and businesses.
but we are just comparing in current market condition, just based on use able property.

And one more question, how the experts look like the apartments future (High end apartments)

Very valid question
I have plots in phase 7 and prism both
I believe 9 prism will be better in long term than 7
Especially if you have great location prime plots holdings
9 prism will populate quicker for sure than 7 has
Also phase 5 to 9 underpass connection with M block will be 120 foot road in future ( May take 3-4 years )
Commercial in 9 prism are better too especially zone 1 in heart of phase with 150 foot roads network
2 kanal is also very very strong compared to 7 2 Kanal plots

Why would someone buy 10 million pkr plot on which he will pay around 2 lac to 7 lacs in taxes under different heads. Why don't simply put money in the bank and get around 1.2 million a year profit without much hassle???

Phase 7 is good for home making.phase 9 is good for investment right now.....phase 7 is not as well planned and located as 9 is but on same hand cheap to make home.



Because history tells property pay many times more than saving schemes and as safe as those are.saving is just getting deprecation and inflation along with original money if it go above 25 percent than lucrative

Hello, I already put too much interest rate in pakistan. but our discussion is not interest. its halal or haram or whatever, but one thing is for sure too much interest rate is bad for business.

well, when it comes to town planning, i agree, Phase 6 planning is much superior but only B, H, J at the top, good number of corners, but if look at D block phase 6 for example it has a lane of 50 1K houses. if we talk about phase 7, it has good road network but less corners, may be commercials are not well planned. its personal choice zig zag or straight roads, as prism has bit curvy roads.
but we can debate about phase 9 commercials too, for instance its main entry in long run will be from H block but H,G,F does not have commercial area.
Also may be good choice would have been commercials close to ring road like MB.

but now real question is, in 140 budget in next 2 years what is better 7 or 9? i know in 5 years Prism 140 plots will be better but in 2 years time lets see?
but it seems that possession of prism is not near, it might take another 4-5 years, as too many pockets even main roads at H/G , H, B , F, E have patches.

First General location of society matters not corners , facing park , curvy roads.... Master plan , facilites....phase 8 average plot 2 crore plus not below.phase 8 will compete in prices with phase 6 always.... Phase 7 will always remain underprice from phase 5,6,8,9.

Phase 9 will compete or beat phase 5 prices.

Phase 9 is best in short term,mid term and long term for sure.

Dont complex things for yoyr self and others

Following are the prices of average plots in various phases
DHA 7, 138
DHA 6, 252
DHA 8 182
DHA 9 113 some of DHA 9 plots are with army update
These are Demands based on 1000+ advertisenents

Yeah my couple of relatives had plots in phase 8.one sold them in 250 location was average but few months back and bought two plots in prism 9 not in phase 7 where houses already started in full flow because he knows future worth of those two will be kuch higher. and other relative fauji converted into plot in DHA Karachi for gains too.so i assumed average location may be 2 crore or above.
