Pakistan's Federal Budget 2026-27 has introduced major reforms for the real estate sector, creating optimism among investors, property owners, builders, and genuine buyers. وفاقی بجٹ 2026-27 نے پاکستان کے رئیل اسٹیٹ سیکٹر کے لیے متعدد اہم اصلاحات متعارف کروائی ہیں، جن سے سرمایہ کاروں، پراپرٹی مالکان اور خریداروں کو بڑا ریلیف ملا ہے۔ حکومت کی جانب سے پراپرٹی ٹیکسز میں کمی اور دیگر مراعات نے مارکیٹ میں اعتماد بحال کرنے میں اہم کردار ادا کیا ہے۔

اس بجٹ کی سب سے بڑی خبر سیکشن 7E کا خاتمہ ہے۔ فنانس ایکٹ 2022 کے تحت نافذ کیا گیا یہ قانون غیر منقولہ جائیدادوں پر ڈیمڈ انکم ٹیکس عائد کرتا تھا، جس کی وجہ سے پراپرٹی مالکان کو اضافی ٹیکس دینا پڑتا تھا۔ اب اس قانون کے خاتمے سے سرمایہ کاروں اور مالکان کو بڑی سہولت حاصل ہوئی ہے۔

اسی طرح سیکشن 236K اور 236C کے تحت وصول کیے جانے والے ٹیکسز میں بھی نمایاں کمی کی گئی ہے۔ خریدار کے لیے ٹیکس 2.5 فیصد سے کم ہو کر 1.25 فیصد رہ گیا ہے جبکہ فروخت کنندہ کے لیے ٹیکس 5.5 فیصد سے کم ہو کر 2.75 فیصد ہو گیا ہے۔ اس کے علاوہ مختلف ٹیکس سلیبس ختم کرکے ایک سادہ فلیٹ ریٹ سسٹم متعارف کروایا گیا ہے۔

حکومت نے تعمیراتی شعبے کے لیے بھی خصوصی مراعات کا اعلان کیا ہے جس سے سیمنٹ، اسٹیل، پینٹ، الیکٹریکل اور دیگر متعلقہ صنعتوں کو فائدہ پہنچے گا۔ تعمیراتی سرگرمیوں میں اضافے سے پراپرٹی مارکیٹ بھی مضبوط ہوگی۔

اپنا گھر فنانسنگ اسکیم اس بجٹ کا ایک اور اہم منصوبہ ہے۔ اس پروگرام کے تحت 3.2 ٹریلین روپے کا فنانسنگ فریم ورک متعارف کروایا گیا ہے۔ اہل افراد 1 کروڑ روپے تک کا ہاؤسنگ لون حاصل کر سکیں گے، جبکہ مارک اپ ریٹ تقریباً 5 فیصد اور ادائیگی کی مدت 20 سال تک رکھی گئی ہے۔
