Dear LRE & Friends!

DHA Bwp should not start receiving development charges from those who have got the plots in the undeveloped Blocks. The development charges should start whenever the development in those blocks is started. The authorized dealers including LRE should advise/insist the DHA in this regard.

Normally DHA start receiving development charges before development work. Just recently they had did some development work in few blocks of DHA Bahawalpur without any taking any development charges. Hopefully DHA will start the development work in other blocks soon.

Aoa, Property prices in Pakiatan have risen so much in last few years that it is impossible for an average person to purchase a house.I earn about 4000 AUD per month and hardly save 700 AUD in Australia which is 70000 per month.I dont know when will I be able to purchase property here in Pakistan.

14,000,000 / 70,000 = 200 months = 16 year (5 merla house)

At 3% annual appreciation (which is quite low estimate) the price will be 1.6 time of 1.4 crore after 16 years. This adds 84 lac extra for which you need further 120 months = 10 years of saving. During this 10 years the price will appreciate another 34% on current price for which you need 5 more years. Then year.....year.....month......2.2%......4months.....

Total 36 years :( for 5 marla house.

So invest whatever you have so that it doesn't add up and remains always out of your reach.

I totally agree with Rana sb. The property
prices in Pakistan, specially in Islamabad are out of reach of 99.99% people. All businesses need land and it is so expensive that no business is viable be it a shop or a office or agriculture or a factory. I earn Rs 5 lak per month and save 2 lak. A 10 marla house in G sector of islamabad is around 4 crores. So I need to save for 16 years and yes in 16 years the house would be 6 crores so I need around 25 years to buy that house. I am 48 so probably be dead by then.

Can someone explain more logically this notification of DHA Multan clarifying ballot process for including new file holders in 1st ballot and old buyers in 2nd Ballot??

I purchased DHA Multan file in 2016. It means, I am in 2nd ballot not 1st??

Dear If you have converted your file to allocation then its ok you would be in Ballot -1 but if still your file is affidavit then it would be in Ballot - 2. As per rules file has to be in Allocation status for eligible to be in ballot.
DHA Multan announced several times to convert all affidavits files to Allocation to be part of first ballot.

I am still wondering why rate of dha phase 7 lahore still stuck there. As construction speed is going at full swing! And it's only 4 km away from phase 6 MB. Best buying time as compare to 9 prism. Although ring road is attached to 9 prism. But 9 prism is so big that it takes a lot of time to reach that ring road.

@ Investor you already give answer to your question that why phase 7
prices are stucked and why PRISM 9 is superior than phase 7.
Phase 9 PRISM is the best phase & project of Dha lahore ever. Surrounded by almost all densely populated areas where as phase 7 is in deep vacinity of phase 6 near BRB canal. No doubt PRISM 9 is a big phase & take some time to develop. But as soon as it is develop you will see that how much quickly it will become populated.
