Our nation is used to false promises from our politicians. because there is no accountability. Prism will take time as I have been following
DHA lahore for some time. still over supply in the market.Phase 7 is still only 15-20 % occupied. and than phase 8 only 6-7 houses in each block. then comes the turn of Prism 9. no doubt location of this phase is good. but it all depends on demand and buying power of the customer.even if possession is given of PRISM 9. in 2 years. practical usage of this phase will start later.

I've to agree to baba Gi. How many filers are there and how many kanal plots are available? There appear to be over supply of kanal plots in Lahore market. Unless gov eases the restrictions on non filers buying property, my guess is, that property market for 1 kanal will stay stagnant.

Question asked: DHA MULTAN Please someone addresses the following Queries:


1) is Phase-1(Sectors A,B,C etc) is located towards Matilal Road Entrance, as Development is being done towards that end.


2) Do Multan have enough buyers to purchase Rs.Crore+ Plots of 1 Kanal near to possession, as most investors from different cities, are investing now and relatively large numbers of plots will be available in the market for selling by that time.



3) If Someone Has to Purchase Allocation File by now, it should be of which Time bracket (2018, 2019 etc) to be included in First Ballot of Phase-1.

1.Current work is going inABCD blocks, A is more near to Muttidal and D is more near to bosson road .
2.In Mutan , one kanal plot in good societies in near 150-250 lacs .So there are changes that Dha one kanal will also get good rate after possession.
3.Currently, Dha Multan is giving receipt that this file will include in which ballot (1st or 2nd) .
So simple way is that take this receipt before giving money .

Dear Members,

I am looking for a smart and safe investment. Preferably in Johar Town and its neighbouring areas. Not compulsory. Total budget 30 million.

Firstly, I expect appreciation of 13-15% and 5-6% rental per year. Do you think my expectations are realistic ? For short term 1/2 years + long term 3/5 years?

Secondly, I have option of buying 1 property or multiple small properties. Which one would you recommend ?

Thirdly, Residential or commercial ?
For example 3 residential 5-marla house each priced around 1 Crore. Rental income will be 5% and appreciation will be around 10/12%. What do you think?

Or A commercial 7/8 marla plot of 3 Crore . Construction cost 1 Crore (triple story). Investment = 40 million. Rental will be around (2.5 lac) 6/7% and appreciation (not sure). What do you suggest ?



I am open to better options! do contribute your opinion.

Residential: Not good rental option. Your appreciation estimate is not accurate. Residential units depreciate in price, not appreciate. The maintenance at the end of lease period would partially offset your income because of the way Pakistanis "thinks" of rental house.
Commercial: Always preferred for rental income. But I doubt if you can purchase a 7/8 marla land in 3 crore in an area where you can get 2.5 lac rent. Do reply this post in future if you get such land. I am also looking for similar option.

We can find such rental options. In small sector commercials. Where we can get 7/8% rental. But price appreciation is minimal.

Consider Roads like, college road, PIA road, Faisal town road (near mini-moon market). I think in such places commercials of 10 marla are priced at 4 Crore.
