Carpenter for Door and Cabinet Work in DHA, Lahore

Any one can guide me on what is the Per Sq-FT rate of carpenter for making doors and door frames (chokhats) in DHA Lahore. Obviously I will be looking for excellent quality work. Also it will be a great help if someone refers me to a good carpenter.

prices slide everywhere. This is true for all democratic countries including UK, USA, India and Pakistan, etc.

I am from Bahawalpur, holding couple of of DHA Bahawalpur
files & retaining it for some good returns, as LRE is advising always. May be after election we can hope some better business conditions. Anyway if you are going to sell find some local, he will give you better price as per my experience.

No government is going to take corrective actions, Pakistan has to increase its tax base for people who dont pay taxes or default in international markets.

Taxes will only go up. In few years time non-filers wont be able to buy any plots at all, once taxes are in they always stay in.

E.g. in Great Britain Income tax was a temporary measure introduced in 1842.

If you invest now, your best case scenario is that your plot retains its value for the next 3 years. Which effectively means around 30% loss due to inflation. In worst case it might lose 30% value which combined with inflation will mean around 60% loss. Add transfer charges, dealer commission, taxes, notices from FBR etc. The final decision for finance bill is that non filer cannot buy any plot worth more than 50laks. This will be passed on monday. So you can imagine the situation

Rightly said. This Government has tried its best to kill property business. It is now very long-term scenario. Rental yield is 4 to 6 % and if considered property tax and maintenance costs it will be 3 to 5 % only. But unfortunately there are not much secure options available for a common man.

Well that's a really good analysis. But my point is that lets say right now 10 Marla plot in Bahria Orchard phase 1 is within a range of 6 million including all costs. If any person having budget of Rs. 10 to 10.25 million instead of going for a 1 K plot in any society may go for construction of house that may fetch Rs. 50000 monthly as rental income for double unit 10 Marla house in bahria orchard phase 1. In other words after investing Rs. 10.25 million one could fetch Rs. 3 million in next five years i. e. Rs. 50000 x 12 x 5 years. There would be an increase in assets value as well. The average monthly rental income may also increase. Will any 1K plot fetch about 25 to 30 percent in next five years??? Isn't it better to go for rental income than investing in plots and wait for long periods of time to gain some profits that are uncertain???

@ Advise Seeker:

There are a lot of assumptions in your analysis.

1st - Construction costs will go up within the next 2-6 months period significantly, oil
prices are rising and rupee will devalue.
2nd - Will cost you Rs. 8 million atleast to construct a house that will get you 50,000 Rs. income
3rd - Assuming you dont have to pay income tax (under 1.2 million threshold), wealth tax, maintenance and other charges will mean your net income per month will be approx. 40,000 Rs
4th - Every landlord knows house is not always on rent, there are times between tenants - keep one month out just for this.
5th - Assuming you will be able to fetch 50 K rent, your income in five years will be 2.2 million (40K x 11 x 5) with total expense of 14 million. Yearly yield will be 3.14%.
6th - Price appreciation is not guranteed in 5 years, you cant take that into account. Price can go up as well as down but lets hope it goes up.

Apologies to pitch in. It is quite obvious DHA9 will have to adjust as investors stop parking illegal money in but it would take 6 months or so for the decline to come considering the vested interest of everyone and shear size of the phase. The only thing certain is there will be no increase in
prices for the next two years or so.

prices as of today. However, you will see further gradual gain in next 1.5 years. Construction activity is at its boom.

Well in my opinion 9 Town is a 5 marla society 85%. Rest is 8 marla and 10 marla. Remember 5 marla is entry level plot size in DHA and only in 9 Town you can get 5 marla plot on good
location otherwise mostly 5 marla plots are on boundary. Pls also remember prices decline where there is no construction activity. There is a massive construction activity going in 9 Town which means prices can slow down or stop increasing for a time being until election happen. Rest assure prices will not come down any way in 9 Town. There is lot of activity going in 9 Prism and 9 Town will serve as a gateway to it. If you are thinking of buying plot do so or you might miss the train. Good plots on good location asking is around 78 to 80 lacs but you can get a plot around 72 to 75 lacs on Good location. Also remember 9 Town is only dha project where buying & selling is happening all rest dha is dead. 1 kanal and 2 kanal houses and plots business completely dead. On average daily dha transfers are 40 in number out of which 65% is 9 Town.

In my humble opinion, invesing in DHA is not a gud idea .I invested alot in DHA prism and town in 2012 and 13. However my colleagues investments at same time in Izmir , jubilee town, nespak and other socities turned out to be lot more fruitfull as compared to DHA. Today I am atill paying dev charges with no on ground plots. If I had invested in other societies like nespak, izmir and other could have given me double profit and posession plots and free of dev charges burden.
