Dha Mux Ph 1 extension files are issued for mouzas where development will happen after the completion of phase 1 which may take quite some time. As the phase 1 is of 6000 acres.
Location wise it will most likely be adjacent to phase 1.

bros, you need to give your budget, small house could be 10 marla, price of this size house goes from 13 million to 25 million, depending on location. Canal road societies like tech society have only 16 marla houses, they would cost around 30 million or thereabouts, PCSIR has 15 marlas, cost at least 20 million or more, Bahria is gated, 10 marla house could be at least 15 million. So location and size would depend on budget.

It would need Some chain of events to make this property prices fall else it would not be going down any soon and also don’t expect the market to shoot up anytime sooner so my suggestion is to adapt wait and watch policy and see who wins in this tug of war game
