Its a new ERA for pakistan.
Things are bound to get better. Justice is the key for which many Pakistanis are living abroad.
Once things improve we will come back.
I dont want property price to increase, although they will most definitely increase. I believe everyone should have the right to his own house/home.

What I pray is good future for my kids in Pakistan.

A stable period of Pakistan history is gone. NS departure will have negative effect on economy. Stock Market have shown already, Real-estate will be stagnant though will not see sharp fall, New Investment, files and Owns will decrease.
Pak currency will see devaluation Development Projects will be slow or wind up, Load shedding will increase.
Pls write it somewhere if you disagree.

Disagree with Habib. Any spending on infrastructure at the expense of heavy loans is unacceptable. Not good for our future generations.

On top of that poorly and ill executed projects are a liability to maintain. Spending should be proportionate to needs not for the sake of political scoring. Remember metro bus was started by Shahbaz Sharif as a consequence of IK's Lahore jalsa. Extremely unfortunate!

DHA Multan is a big big phase,....it will take a decade to get it developed, may be more than this.....NO FURTHER MEGA PROJECTS IN MULTAN AFTER METRO SO NO MORE IMPACT ON INCREASE OF PRICES. By now, DHA Multan intends to give possession to one small sector only. SO THERE ARE CHANCES THAT THE FILE RATE WILL REMAIN STAGNANT, IF NOT DECLINES.

Dear LRE members,

Kindly advise what is the potential of DHA 9 Town E-block commercial plots recently balloted.

Location i know is good, but my little concern is that combined with CCA-2 of DHA-6, there will be total 752 commercial plots at almost same place (Seperated by Bedian road).

Is 752 a bit scary number ?

Rationally speaking, everything tells you that is just not making sense! What are the businesses that can populate that many commercial plots in a small area, when the new trends is for mega-malls (planned for Phase 6 + 8), and other phases have 100s of commercial too. The retail brands that once flocked to Y block now only focus on Packages etc. Phase 4 DHA has no major brands present and the few that were have left or are packing up. Phase 6 MB is just for dealers offices. So just what are those businesses that will pay massive rents for Phase 6, 7 and 9, that can justify the current or future prices? The only use one might see is that they are sold floor by floor as flats for residence, as in Karachi. If the Knowledge Park of 850 acres is made, that will have a lot of commercial space to lease out as well.

However, this is Pakistan. None of the markets work on fundamentals and logic! Phase 4 has no brands but still prices hold strong! The past has never worked on this logic, and those who ignored that have been rewarded again and again. Those that were more cerebral in their approach lost out.

The inflection point for property pricing in future is when Pakistan will reach a maturity where people (living in Pak and abroad) have alternative safe places to park/invest surplus funds, and rental yields have a co-relation in determining price, then fundamentals of supply & demand will finally correspond to pricing. For now they don't, and may not for decades to come unless there is a revolutionary level of change in governance.

But if the transparency and accountability (taxes, breaking monopolies, insider trading, reducing disparity, etc) that so many dream of do come about, then people must realize that these kind of havens/bubbles will deflate. These are socio-economic issues and behaviours that have great bearing on property prices. That is why there isn't a straight or surefire answer to your apparently straightforward question.

Very logical reply. I believe this commercial will serve DHA 9 Town, DHA-6 & Prism ABCDQ blocks, combined all these will be a good populated area.

But you are right, how many brands can come and fit into 752 commercial plots. This is a big question mark.

Reason is 37 crore needs to be paid to Wapda to build Grid Station.
Who will pay that? Probably they will ask plot owners to share in cost. If so, then this is a bad investment.
